PVB Tower Charts, Sales Date and more!!!

Do you know if the Deluxe Studios (tower) will also have the split bath that the longhouses have?

Poly2 isn’t going to work out as well as VGF2 for me and my Sept UY.

We bought VGF2 June 2023 and it had 42 years of points left. We sold back one to bring the cost down but the next year of points that we kept were loading within months.

Buying Poly2 in 2025 will start with 41 years. If we sell back first year of points it’ll be a long time until next year of points loads.

I’m interested in Poly2 and patience remains the plan. Waiting a year or so for the strong incentives to arrive. I won’t buy in over $4.50pp/py. For sure not at $5pp/py. Shoot it was only a few years ago RIV had deals taking it to $3pp/py. Unless DVC comes out with something irresistible I’ll watch to see if Epic Universe changes how motivated they are to sell this.
That’s the sticky point … dollar for dollar, is it really worth even buying more DVC points if you have family heavily invested in epic universe? Better to stash that cash and dole it out on hotel stays on property over there 🤷🏼‍♀️ IDK … I’m not familiar with the price points over there.
 
There wasnt a thought process, they made the tower studios match longhouses, took those numbers multiplied by 2 to get 1br, and then went from there.

The reason the tower 1br etc is so expensive is the base starting point was already expensive (longhouse studios are the most expensive studios at wdw)
Exactly. The ratios are the same as every other resort more or less and the studio chart was already established. never bought into the predictions that it would be some crazy chart that would go way past VGF. Then again I was sure it would be its own association so what do I know 😂
 
Since this is an existing association I can't imagine you aren't going to get this year's points. How does that normally work for an add on?


I wonder what Use Years they are going to plan on selling to the General public.

When new units open, the first set of points is, at earliest, the year it opens.

But, since the units don’t open until the end of the year, they can indeed start with 2025.

When BPK opened, everyone started with 2022 points, even though most UYS were still in their 2021 UY.

All early buyers will receive points beginning with their 2022 Use Year. Members with February, March, April and June Use Years can begin using their points at any DVC location for stays which begin after the opening of the Phase 2 villas. 2022 annual dues will be proated from the opening date through the end of the calendar year. Members with later Use Years will not receive points until the start of their 2022 Use Years. Dues will also be prorated from the start of the Use Year through the end of 2022 (e.g. a member with an October Use Year will pay 3 months of dues for 2022, and their first year's worth of points are valid for stays from 10/1/22 through 9/30/23 with current borrowing rules applied.)
So although all New buyers of the VGF Big Pine Key received their 2022 points, some were limited to when they could use those points.

Although I can’t see how that would work with the Island Tower not opening until 12/17/2024. It just seems strange to give all years years full 2024 points when only a few will be able to book rooms for the two weeks the Tower is open.

My DH and I are definitely more interested in the new Tower. We don't have kids, are retired, and only do one or two night stays because we have relocated to Florida and live close to Disney. The second sink in the longhouses is nice (don't need a second shower) but we would MUCH rather have a second toilet.

During a recent stay at Poly in PagoPago we realized that the longhouses aren't for us. We just don't like to have to walk outside to get to the amenities - especially when it's raining. There's something comforting for us about staying inside when we go to grab breakfast in the morning. Bay Lake is our favorite and even though we have to walk "outside" to get to Contempo Cafe, it's a covered bridge which makes it better for us. We love Jambo too.
I feel the exact same way. It’s why we own what we own with Aulani, AKV and Riviera. The convenience of staying in a tower style hotel is tough to beat.
 
In regard to the tower vs longhouse studios, doesn’t the tower only have a shower? I could swear we had the conversation in the thousands of posts earlier this year.

I think this boosts RIV sales through the end of the month and early October (call guide Sept 30 before midnight). Paperwork and closing won’t happen for a bit. Those deeds could be delayed weeks-months before recorded on county website.

PVB sales numbers may be decided by incentives. No points until our 2025 Sept UY is a major negative. Most existing owners who know the system and don’t need/want blue card will save a ton on resale and have points today (if not stripped).

The combination makes me think RIV might see a price increase coming. Also, Disney could lower incentives until sold out.

There is no timeshare at Universal. Buying DVC enables you to have cheaper stays at Disney than cash bookings at Universal.

Of course it's not worth it buying DVC points if you won't be staying at Disney all the time. Epic Universe isn't even open, I'm not sure how your family is 'heavily invested' in Epic Universe. This seems like a troll post.
 
How much of a discount will disney need to offer to compete with resale pricing now?
I think more discount than they will possibly offer. Poly resale has been spicy since the association was announced. Disney exercised ROFR on a few contracts to further increase the resale cost. However, we have watched this play out before and the prices are expected to settle out on resale in the future.

I don't have a blue card and we love the long houses. My math may be slightly more emotional than other members.
