The two resale sites most frequently mentioned on this forum are:
www.atimeshare.com
www.dvc-resales.com
I am interested in 50-75 and I have noticed that 100 to 300 is standard for sale.
The contracts that are for sale are original contracts as purchased from
DVC. The minimums have never gone below 150 points, and originally started at 230 so you will probably see contracts in this range. Contracts of less than 150 points will have been add-ons to someone's initial purchase. They may be selling just the add-on, or selling it plus the initial purchase, separately.
You won't have any luck finding a 50-75 point resale because it's cost prohibitive both for the seller and the buyer. It will cost the seller perhaps $1000 to sell a contract, so on a 50 point contract, that's $20/point. The buyer pays the closing costs, around $500 which on a 50 point contract is $10/point.
Thus between both seller and buyer there's a $30/point 'expense' just for making the transaction. Since someone buying resale wants a better deal than Disney, let's say they want $10/point difference, then on a 50 point contract, they won't pay over $55/point which equals $65/point after they pay the closing cost. For the seller, after paying commissions, they are left with about $35/point. Just not a good deal for them.
This is why you won't see low point contracts for resale. For a 100 point contract, the closing costs and commissions are spread out over twice as many points, so both the buyer and seller can get a better deal. This is why you will occassionally see resales at 100 points or so.
I have noticed that 100 to 300 is standard for sale. Does anyone know why these points cannot be split and sold to different people?
The contract is a Real Estate Deed, not just a collection of points. Each contract represents a percentage of real property. Once the initial contract is made, it can't be split. This is just like on your house, you can't divide it in half where you have a deed for just half the house. If someone built a 3000 square foot house, you can't come back later and say I'd like to split it up into two 1500 sq foot houses. Or, just like your car, if you want to split it in half between you and a friend, your state's license plate bureau is not going to issue two Titles and two certificates of registration, each for half a car.
