Purchase through DVC or a Resale?

OK, so I have come to my friends here on the boards to see what yal think. My DH and I are currently looking to by into DVC. We would like BWV or BCV. I think they are both sold out? (not sure) What is the incentive to buy through DVC besides no closing cost? Given the resorts we want to buy into should we go through a resale company? If so then which one? Please help a poor soul! I am incharge of coming up with all the info to pitch to my DH. Any info you can pass along would be wonderful!!!
 
BWV and BCV are both sold out, so the first thing I would do is call Disney directly and see what they tell you. In some cases, people have gone on waitlists to get a sold-out resort, but I'm not sure if you already have to be an owner of another contract to access the waitlist. Disney would be able to finance your purchase if necessary, and there are no associated closing costs for you.

Resale contracts are a great option, too. You need to find the contract that has the right number of points and right use year for your needs, and you need to be able to finance yourself, and you will pay closing costs unless you negotiate them, but there are many BWV and BCV contracts available for resale. (Many is a relative term, as they are both very popular, but they are avalable if you look and wait!)

I purchased one DVC contract from Disney and one resale. Both went smoothly and I love them both!!!!
 
I have done some math on this. If you are going to purchase SSR, buying resale vs. Disney is an even wash. Since it would be easier to work through Disney I would recommend purchasing through Disney. If you are going to purchase at another DVC Resort then resale would be the way to go, IMHO.
 
Just in case you don't already know - DVC doesn't care which way you go. You will be treated the same by DVC no matter how you become a member - direct purchase from Disney or purchase via resale process.

We have purchased direct and resale and both more than once. We can recommend The Timeshare Store (see top of page) for resales. We have had very good experience with them.

Direct has no closing costs, easy financing, you select how many points (above the minimums) and the use year (depending on inventory). There may be incentives running so you need to ask.

Resales will cost less, financing is more difficult unless you have your own (cash). Who pays closing costs is negotiable. You must select from the contracts offered for sale (having contract size and use year flexibility is helpful).

Yep, but that doesn't mean you can't buy them direct from Disney if that is your choice. Two threads you should look at carefully are the "Waitlist" thread on this board, and the ROFR thread on the DVC Community board.

From the waitlist board, it looks to me like most people are getting points direct pretty quickly, except for BCV for certain use years. On the ROFR board, I see BWV being ROFR'd as high as 80 recently, and most BCV's going through for mid-80's. I see TTS listings at BCV sold between $83-87.

Speed and certainty. If they have the points, you get them and most people get them quicker than the tedious and uncertain resale process.

You really have to look at what resale deals are available, the ROFR threshholds, and the details of whatever contracts are available. I think if you are anywhere above $84 and paying closing, you are probably not saving any money -- but that depends on the particulars of the contract. Is it stripped? Are there points available or banked? Makes a big difference, so you really have to examine the options carefully.

You can sometimes get wonderful deals resale, especially if you know what you want, you're patient, and you're prepared to pull the trigger when the right contract comes along. Resale agents will tell you that contracts go quickly. That's not sales hype - that's a big UNDERstatement. You really need to be able to act quickly...and then be prepared to wait...and wait...and wait.
If so then which one?
I would certainly second the idea of TTS, the sponsor of this board. I used them and they were great. Others have used other brokers with similar success.

One other point that might sway your decision. Disney resort stays seem to be going up, up, up through the roof. The 2006 rates were just released and it seems every Disney resort hotel room catagory has gone up 5% to 10% from 2005. One of the advantages of buying into DVC is you kind of cut-off the inflation of year-to-year resort price increases.

I think that is a big advantage. If you go to Disney year-after-year then DVC can't be beat.

I think this is espeically true if you can stay midweek, or for longer stays. The midweek point use and DVC get's you first class acccomodations at a rock botton price - I think it's even more economical than a value resort. However, If your vacation habits or needs tend to lean towards long weekends, it's a good deal compared to deluxe resorts, but it's hard to justify against the cost of a nights stay at a value resort. JMHO
 
truthfully resales are better if you can afford the upfront cash. we have done 2 deals via disney the rest through resales.............with resales there are bigger cost savings especially on big contracts
 
You mention the cost being "a lot of money". It looks more reasonable if you think of it in alternate terms. You are prepaying 38-48 years of vacations for aproximately the cost of a compact car. While you get the 38-48 years on the one hand, the compact car might last you 5 if you are lucky.
 
... do not overlook Vero or Hilton Head on resale. (And, like others, I'm a big fan of the Timeshare Store. They're great.) Those resorts, along with OKW, tend to run cheaper on resale.

A friend of mine bought (through Disney) into Vero when it first opened, and has never stayed there. His family loves the Board Walk. So he calls as soon as his seven month window opens up, and he tells me he has ALWAYS gotten what he wanted, when he wanted, give or take a day or two.
 
If you are hesitant about investing alot of money as we were, you might consider resale. We were able to start with 100 point package (versus the 150 or more that buying direct through Disney requires). We eventually did buy more points, but we were able to buy at BWV which was sold out, plus become 'part of the club' in a slower manner that we were more comfortable with by buying fewer points up front.
