Purchase resale through individual -what steps?

What are the steps needed to purchase DVC resale through an individual, not a broker? I have purchased with a broker in the past and they pretty much did the work (send to ROFR, engage title company, etc.) How can I make sure that I don't get ripped off?

There isn't any broker costs to a buyer so why not save yourself some sleepless nights and buy through a broker?

i am looking for a small contract and specific UY. While I am keeping an eye on the various brokers there was an individual that had what I was looking for but I hesitated because I didn't know what was involved.

Yeah, I agree. Unless you knew the person selling, I would be very cautious. I would think their motivation would be to make a little more money and maybe you paying less. In the end, are you willing to risk the money? I'm looking to buy, and even if my friends I know offered to sell me theirs, I still think I'd rather go through a broker. Less work for me, and less worry.
 

The steps would be the same as changing the listed names yourself other than how to handle any money that changes hands. Here are the basic steps.

  1. Finalize the contract.
  2. Send finalized contact with a transfer form that DVC provides.
  3. They'll send back a ROFR waiver or a notification they're going to buy it.
  4. Once you have that you need a prepared deed and have it recorded along with the ROFR paper.
  5. Once you have the deed recorded, you send DVC a copy of the recorded deed along with a different transfer form.

The member can email DVC and get the full information sent to them along with the forms needed.
