Possible new resort coming to river country area?

We've talked about this before...

No... OKW and Saratoga aren't sitting with massive vacacy. Almost all DVC end up being used...
There are exceptions and those are typically Saratoga and kidani....OKW has a nostalgic following from original DVC and the points are less.

I have noticed that I could book same day often of late... But again typically Saratoga and akv...surprisingly some contemp too.

Bay lake seems to be losing demand... GF being the prime reason...but honestly it's just not that nice. It SHOULD be...but when I'm there it doesn't feel

The DVC model needs to continue construction to sustain itself...remember there are dozens of contracts assigned to each unit...which means the more they build... The more demand they guarantee across the system. The cost reimbursement and maintenance fees make constructive almost a no brainer... And they can bank the point fees as cash on hand... Which is fun fancy accounting.

That's a good take... But it's along way off.

The stop Point as I see it is when they exhaust all pre developed sites.

They have shown no desire to do "from scratch " properties for DVC... In the end they have built exactly one - old key west.
So that fort wilderness area... Conveniently with a Four seasons going in behind it... Is a definite possibility.
And the current site of the yacht club convention center and parking lots.
And the south tower at contemporary or a new lodge at Polynesian.

That's it in my opinion... And at this rate they'll be there before 2025.
I don't see any towers in parks or anything like that. I don't think they'll cross that line.

I'm not sure it a lack of desire to create a whole new DVC resort. I think a lot of it comes from the desire of members and potential members to be able to stay at the existing deluxe resorts for reasonable points and still have the amenities of a DVC villa. I believe for a long time if you asked a DVC member where they'd like the next DVC resort to be, they've almost universally said Poly.

However, doing an attached resort has the benefits of not having to add desk staff, etc. as it can utilize the existing facilities. This helps keep some dues down.

But anyways, I think if a new large resort is built, it will be a hybrid joint effort between P&R and DVC.

I think that is the whole reason for their approach...to reuse existing bricks, burgers, and workers.

Dues arent the issue...they have no problem charging them. Disney considers every single nametag as "wasted profit" at this point... This will be more clear as time goes on. I think it's all about squeezing more transactions out of every minute...and the pennies they're paying.

Though the poly would be highly requested...it would be beaten in a poll if you asked DVC if the would prefer a new, standalone site with dedicated pools/restaurants/transportation...assuming its near a park. DVC likes DVC in 99% of the cases.

Mixed use would probably be the best option... But they had some major construction issues with boardwalk...and joe rhode seems to have spent the entire treasury on Oahu...which figures.

I think if there was a choice between Poly and, let's say, a DVC-only Mediterranean (at least that property, if not the theme), the Med would certainly challenge the Poly. Not sure it would beat it - it would be an unknown in terms of looks, amenities, etc vs. the know of the Poly. But also the Med location still isn't buildable, at least not without enormous expense, which is why nothing's been built there yet.

Anywhere else would be a tougher sell I think. An "Epcot-line" resort I don't think would have the same sales power, not to mention the potential monorail capacity issues in even doing that. And there may not be many buildable parcels suitable for the desire.

Placing guaranteed occupied rooms into aging hotels with aging facilities... Would seem like a bit of a gravy scenario...

Say this for Michael Eisner...
He did used to occasionally send somebody out into the swamp... Point at a patch of ground... And say "build something there"

No champion of Eisner here but he always embraced Mickey and pals. Iger treats the characters like they smell bad.
