Poly DVC expansion coming 2024!

I could understand this feeling. Current owner's deserve details asap. Will change the value of an asset one way or the other. Hopefully positively.
There's that, too. We JUST bought resale at the Poly about 6 months ago. That asset could be about to go way up, or Idk what...maybe stay flat? Maybe go down? Either way, it'd be fun to get excited about the notion of new room options and a new resort, but less so if we can't stay there. It'd be pretty weird for there to be Poly 1 and Poly 2, and us only be able to stay at half. If it's a new association, I wish it had an entirely new name and nothing even remotely to do with the Polynesian.

Don't get me wrong, we were a value resort family before DVC. If "all" we can stay at for the next 40+ years is "just" the old Polynesian, count me in! But I don't like not exactly knowing where our contract stands in regards to this.

May be an unpopular opinion, but I wish they would have just finished Reflections before adding this.
Hear hear! I want Reflections!

Now if they actually build this to be more themed to the Polynesian (concept art is too bland) AND it has a lazy river AND it has 1/2 BRs, well, I’m probably buying in. And hoping it’s the same association so my existing 100pts resale at PVB can be used for it. :-)

I think if they announced that it was going to be part of the same association today, the price of Poly resale points would skyrocket. I'm pretty sure I would go ahead and buy some. Do you think they care enough about that to avoid making the announcement? I dunno. Just a thought. There are a lot of resale contracts on the market for Poly right now.

Edited to add: maybe they don't want future potential direct buyers to get excited and go ahead and buy resale now instead of waiting to buy direct later.

Also gives them the opportunity to mess with the bungalow point cost as well.
I’m opening a can of worms here, but adding on a new building will not (legally) allow them to mess with bungalow point cost, because the bungalows are separate units, and the POS is clear that total points for booking a unit in a year must remain the same, as it represents the % ownership.

Now that doesn’t mean they won’t pull the same shenanigans with PVB that they did with SSR Treehouses, but people should yell loud and clear if they do.

That is not what happened at vgf.......

They still would need to provide at least a 1 month home resort advantage to each association. I'm not sure if they would want to create a third booking period (10 months or 9 months, for example, for PVB1 to book PVB2 or vice versa) but you never know.

You just wonder if they could find a way to adjust the POS in such a way that gives each the same booking.

The one month advantage is there but not sure anything prevents it to be set as an agreement hat both associations agree to give the other the same booking window.

There are still resale contracts priced at $255 listed on the resale market. I do think the announcement of the add on at VGF drove prices higher. That, plus the walkway to MK.

I think this is great for all DVC owners who are looking to book a monorail resort at the 7 month window. Just look at all the new rooms between Poly and VGF you will now have. Yes, more points introduced, but we know how hard it is to get into resorts with limited capacity (like VGF before expansion).

This is very tempting. Poly was the first resort we stayed at using our DVC points and we loved it, but could not justify buying without 1 or 2BRs. Depending on how this plays out, it looks like we might be planning for both Poly and DLT add-ons.

Even though there’s no more Spirit of Aloha, I hope they bring back some form of entertainment there, whether it’s live music, dance performances, or something else… hula dance lessons for kids would be a fun resort activity. Also, would love a coffee bar here and rooftop signature dining. Here’s hoping they add enough amenities to offset the additional capacity.

Maybe in the long run but a few of us got some decent deals last week. I bought @ $170/pt w/ sellers paying all closing costs & someone bought a contract at $158/pt

Right, and "late 2024" is a long time from now. Seems like this could have been announced much later and not steal VGF2's thunder. Maybe they're filing permits and have no choice, because it will be outed anyway.
Except if they’re building new and going to open in 2024, they likely need to start construction.

I am excited about this. VGF seems nice but Studios are just not a priority for us, probably wouldn't have gone DVC if they were. If this Poly2 comes with at least 1BRs this will definitely be an add on. Probably just 75-100 points, would just be for split stay probably with majority at RIV and a day or two at Poly, so I think it would be ideal.

Only thing that might break that plan is if they renovate Boardwalk and give any hint to new contract issuance there, but that is probably going to be closer to 2039 announcement.
Not sure how many one bedrooms will be in the picture, considering they are the least in demand. I would bet it will, like DLT, be weighted toward studios.

So in the above scenario are you suggesting that Poly resale holders (including not grandfathered white cards) would be able to book Poly 2 at 11 month window but it could not be booked with white card resale points from other resorts at the 7 month? It would be a creative solution for them to sneak in those restrictions assuming it was legally allowable.

I re-read both the VGF and Poly announcements and I am wavering now. VGF it is very clearly stated that it is the same association. They have to know that this would be one of the biggest initial questions so it being left out is suspect. Perhaps they just haven't decided yet and want to leave the decision open for a bit. As a prospective buyer it would be disappointing (to me) to not be able to book the existing Poly rooms at the 11 month window if they made separate associations.

That was my wonder. Could they make it a new resort that allows them to create restrictions but make it so all current Poly owners would be grandfathered into booking it along with new owners of that resort to create one?

Making it new with restrictions isn’t an issue but it’s whether they want to give current Poly owners rights to book at the same time.

Obviously, the easiest is to make it the same it all one big resort with the same association.

But, if they want to stick with restrictions, but not leave out current owners, it would take a creative thought.
