We have recently bought into DVC at SSR. We are considering also buying a small contract at the Poly to give us a second home resort. The direct prices are eye watering at the moment, but what is the opinion about what may happen to prices after mid May when the incentives finish. Is it normal for prices across the board to go up, or is there any chance they may go down. I know nobody has a crystal ball but I thought long time DVC members may have some insight on whether we should jump now or wait it out. All thoughts welcome.

I believe direct prices have always gone up or stayed the same and have never gone down. As for resale it seems it would take a major recession for any type of meaningful drop in prices without that you may see the prices pull back a couple of dollars a point but in the long run they just keep getting higher.
 
Direct prices have never gone down. Incentives can come and go, but with sold out resorts, they normally don’t even have them.

I would not expect to see it less.
 
Depends on why you want to buy direct. If it’s for incentives, I would not be in a hurry, as I think we could see major changes in the APs and blue card in general. I’d expect that to be resolved by fall, but then I said that last April.

if you want a future resort, I might even wait for that resort. IMO, RIV has many negatives that don’t help its resale lockdown. The DL hotel is a direct purchase I might consider, because in DL resale lockdown doesn’t really matter.

It’s also unclear what the plan is now that Reflections has been scrapped, but it won’t be new construction for a long time. I can totally see slapping some paint on some Yacht Club or Caribbean Beach and selling that. Those properties could both be a better direct buy, who knows! If you have a longer view, it might be better to wait for the next property. Maybe your crystal ball is different than mine.
