I have 2 friends who needed to sell their homes quickly as one friend's new home was close to being finished & the other friend had a job offer out of state & had to start within the month. Both their homes took a minimum of 7 months to sell & both took a big loss on their homes $$$.

Another friend saw how long it took those 2 above listed people to sell, so while they're out talking to different builders, getting ideas on what type of home to build next, listed their house immediately. They figured it takes nearly a year to build so they might as well list their home now. Keep in mind we all live in the same neighborhood & our homes are basically the same.

Guess what? Their house sold in LESS THAN 24 HOURS (for nearly asking price I might add!) :eek: :crazy:

How does this stuff happen???

There is no pat answer. I owned a Real Estate company back in the Midwest. I listed homes that I thought would sell fast and didn’t.
I listed homes that I thought was going to take me a long time and it didn’t..
I had homes that had been on the market a long time and got three offers the same day. The seller thought I was playing a joke on him.
There all kinds of stats we look at, Interest rates high or low, Is it a buyers or sellers market, and the old standby Location, Location and Location. A best guess at best.

We did the same thing with our first townhouse. We didn't think it would sell and put it up. It sold within the week, purchased by a woman who didn't even want to see our place! It was apparently just what she was looking for.

Go figure!
 
It also depends on little things, the condition of the carpet, what needs paint, even the presentation of the way the person living there now has decorated.

It is weird. We thought it was going to take forever for my mom's old house to sell and the first person that looked at it bought it. It needed tons of work and was an old house....its just weird, I understand exactly what you are saying.
 

We sold our house fast and for asking price cuz the buyers were friends with our next door neighbor.

Just a fluke.....any other time, it would have taken longer to sell.
 
It's nuts! When I sold my townhouse over 8 years ago, it was on the market 9 months. :( I would like to move to another state this summer. How am I supposed to determine when the heck to put it on the market so I don't get stuck????????? Some in this neighborhood sell in 3 days, others are still sitting. :( :crazy:
 
I've never been through this situation myself. However I think in your case, Pin Wizard, I would find a decent apartment complex that I could afford and allowed month to month leases. Then I would immediately put my house on the market. If it sold quickly I could move into the apartment until my move. (actually, someone I know did this and it worked out well for them)
 
My FIL's house was in NH was on the market for 8 total hours. A couple from NY saw it through the MLS, and within 24 hours had put a $75,000 deposit on it. NEVER saw the place, other than pictures. Signed on it in less than 10 days.

Other houses in this same "Executive Development" have been on the market for months.

CRAZY!

2 houses in my neighborhood were put on the market within days of eachother, both had deposits on them in less than 2 weeks. Each for asking price. Another house has been on the market for 8 months...
