Please help if you have stayed in the Poinciana Blvd Sub Divisions

We are looking at a villa on Cumbrian Lakes which is on Poinciana Blvd south of Windward Cay, Lake Berkeley, Indian Pointe and Eagle Pointe. This will be a bit of a departure for us as, apart from one excursion onto the US27, we've always stayed on west 192 near Splendid China which is about as close to WDW as you can get a villa in Kissimmee.

If you've stayed there, how did you find the drive to WDW? What's the traffic like? I'm a bit worried that it'll take some getting used to.

I know ScottishMaleficant is staying in a villa at Cumbrian Lakes, I'm sure she'll come and say something.

It looks like a fine location to me...but then we're staying in the boonies LOL

I took a drive down to some of these when I was looking to buy a house there. IMHO it was a little too far out for me to own ( and therefore visit regularly) there. It depends on the way you vacation, but I was put off by the thought of leaving the park , driving 30 minutes to get home, shower, drive 20 minutes to a restaurant, eat and then drive 20 minutes home didn't appeal. If you tend to go to eat direct from the park then I guess it wouldn't make that much difference. An extra 10 minutes on the journey isnt too bad if you're only doing it once on the way out and once on the way in. If you're in the habit of popping out for McDs/dunkin donuts to take home for brekkie, like to go back at lunch and like to get scrubbed up before going out inthe evenings I think it would prove a right pain in the butt.

The best route in from Poinciana, IMHO, is to cross the 192 and go up to Osceola Parkway. It's a much quicker road that chugging along the 192
 
Vernon: Are there any particular sub-divisions/developments/areas (what do they call them?!) you would recommend? Info for future use for me...thanks if you read this.

Vernon - good point - I hadn't thought of that and yes, we do tend to go home before dinner. Is it really as much as 30 minutes? Is that just to get to WDW property, or is that the maximum time (say to MK)? I must admit, that does put me off. I've done a search and there are a couple of posts from Nigel at Florida Leisure which claim that it's about 15 minutes. That I could cope with, but I'm not so sure about 30 minutes.

Last year we stayed in Country Creek off Bass Road. This is a bit further east than Cumbrian Lakes but not so far south of the I192 so I would guess that the journey times would be similar.

We found that the easiest way to WDW was to take the SR535 and then go on the Osceolla Parkway toll road which takes you straight into WDW. The traffic was never a real problem and it took 25 minutes to get to Epcot and similar times to the other Disney parks. The Osceolla Parkway is always quiet and the most traffic was on the I192 (which was never bad) which you would hardly have to use at all.

To get to IOA/US and Seaworld you keep going up SR535 and then take I4. It took about 20 minutes to Seaworld and 30 to IOA/US.

If you keep going up the SR535 past the I4 junction, you get to Crossroads and this is also the best way to Downtown Disney.

We felt that it was quite a good location as it did not take too long to get anywhere and there are a lot of restaurants on I192 within a few minutes drive. There is also a large Walmart where Bass Road joins the I192 which was very useful.

Poinciana Blvd is quite a long road. If it's only 4 miles to Walmart from that particular development then I would assume CumbrianLakes is at the northern end of Poiciana Blvd and therefore not too far from the 192. I think the furthest developments I looked at were about 15-20 miles down that road. It's only a 2 lane road ( or was at the time) and seemed to go on for ever.

Management companies tend to put driving times at "best possible" as opposed to likely times. I'd take Bengunns estimate or 25 minutes to WDW probably nearer the mark. If you allow 10 minutes to the Superwalmart on the 192 you'll know where you like to eat from there.

I bought in the area near Splendid China, just west of Disney along the 192, because I thought this had the best commute times to attractions and I liked the ambiance of the area. With the back route into Disney you can be at AK or BB in less than 10 minutes and in almost every area of Disney within 15. The developments around this are are Lindfields, Indian Ridge , Indian Creek . I'm sure people will find a few more to mention.

Vernon - actually Cumbrian Lakes is furthest south of all the developments on Poinciana Blvd, so you've really put me off now! I'm also concerned about Walmart being the only supermarket in the vicinity. I made my first visit last October and I was pleasantly surprised, but I'm still a Publix girl at heart!

Thanks Vernon. I was looking at the community map for the villa site we've used to book this time and the 3 developments you mention were the one's I was coming up with. I think there are some new ones too - names escape me - in that Splendid China area.

We're staying further out (30 mins WDW) this time as we got a very good deal (£250 pw inc pool heat, taxes, 3 bd, 2bth, private pool etc) in the Kissimmee/Poinciana area and won't be doing the theme parks every day - and the DH will be doing the driving :)

Still, the tips on the Osceolla Parkway will be very useful to us, thanks Richard.
 
Deb - I have seen that there's a Publix 10 mins from Cumbrian Lakes, just not seen where. Should be easy to spot you would think :)

Very interesting reading everyone's ponts here. As Neo's White Rabbit said we are staying there next trip in June.
I have looked into the location of the nearest supermarket and stuff, and from what I can see Wal*Mart is the closest - only a 6 minute drive away, 3.31 miles,
I did try and find a Publix nearby but the nearest was one South John Young Parkway - which looked farther than Wal*Mart.

I don;t really mind how close we are to the parks.
We're closer to the parks than we were last year, when we stayed near the BuenaVentura Lakes are last year - it took ages to get to WDW, even on the Osceola Parkway.

We have friends who are planning to stay in a villa later this year.

They have never been to FLA before, and we have never stayed in a villa, so are not sure of where the developments are.

They have found some really nice ones in a place called Lake Davenport with villas apparently backing a lake.

Is this development quite away from WDW/USF/ etc.?

One thing I forgot to say about the Osceolla Parkway, is that it has an automatic toll booth at the entrance from the SR535 so you need to have change; if I remember correctly the toll is only about 50c all the way to WDW.

We had a villa a couple of years back right at the bottom of Old Lake Wilson Rd, which had a postal address of Davenport. we found the trek up Old Lake etc a right pain, but there was no way we could avoid it. It took about 15 minutes on a perfectly straight, undulating road, just to reach 192. It was a nice villa and very new. But the journey time to anything like a restaurant put us off renting villas from rental companies. We're booking direct with the owner this year.

By the way, Eagle Point (which is where we're renting this August)is also off Poinciana and I'm estimating it to be only 5 minutes+ to Walmart, very handy! And it's certainly better than finding yourself down hwy27 (which is good for Disney, but a long,slow trek up I4 for Universal etc.

Richard- Lake Davenport is just about 1 mile south of the junction of the 192 and the 27 and approx 10 -15 minutes from disney.Is it Lake Davenport or Davenport Lakes - either way they are next door to each other.Don't be put off by homes with postal address that say Davenport it covers quite a big area and they are not all near to Davenport the city which is a long way down

If you know the name of the communities I might be able to help you. I have friends on lots of these communities.

We went to visit a frind on Cumbrian Lakes-yes it is a bit further out -but it's very nice down there. I know what you mean about Wal mart-I much prefer Publix or Winn Dixie-or that very posh Albertsons up by Tiger Woods house-very nice and clean-you could eat off the floor there.

As someone said Davenport covers a huge area. I think Esprit is technically Davenport and that is just a mile to the left on the 27.

The nearest communities to Disney are Rolling Hills, Formosa Gardens, Lindfields, Sunset Lakes, Oak Island Harbour, Emerald Isle and Indian Ridge.
