Hi everyone- I thought I paid off my dues back in January and I received notice that I’m past due around $500. I’m so confused. Has this happened to anyone? I can’t seem to find my transaction information …

First, make sure the email you have received is not a fraud -- check particularly the given identity of the sender of the email to assure it has been sent by DVC.

Go to the DVC Member site and sign in. On the top right hand side, touch (do not click) My DVC to open it and then in the left hand column click on My Annual Dues. That will take you to a page that will tell you whether you still have dues owed and how much.

Also, open the Annual Dues Statement on the top right of that page and that will provide the total dues you should actually have paid. You should have something that shows what you actually paid, which I assume you did by check, and thus go to your checking account online and see what you actually paid. Also, if you did send a check and it is not showing up in your account, and you did not receive an email from DVC verifying receipt of a payment, there exists the possibility that what you sent was lost in the mail.

The. next question is did you do the above-mentioned checking for the Annual Dues Statement online before paying. DVC issued in November the budget for the resort from which you can determine the estimated dues for 2025, but that does not necessarily tell you what your actual dues will be. That usually happens in late December when your new Annual Statement shows up online. What you actually have to pay can be more than the budgeted amount if there is a property tax adjustment, i.e., during the year you paid estimated property taxes, and right near the end of the year, the actual total property taxes are determined. If actual property taxes were more than estimated, an adjustment is made that appears on your Annual Statement which will show an addition to the 2025 annual dues to cover the underpayment of property taxes in 2024.
