OKW $61 - really???

OKW resales $61-$63... do you think that would really pass ROFR??? Seems awfully low.
 
I think it depends upon if it is a 2042 contract or a 2057 contract.
 
Yes. My brother just bought an OKW 190 pt contract for $52/point.

Wow that's a steal. I actually paid $51 paid when I purchased OKW resale in 1999. For those OKW lover's out there - addonitis should be at epidemic proportions.
 

We purchased ages ago for $52 a point, so that sounds reasonable to me considering how many years are left if it expires in 2042. We've already had 14 years to enjoy that first contract which a new buyer wouldn't get- why pay full price?---Kathy
 
A contract with 31 years or so remaining, at $1.50 per point per year would be $46.50, so even at $51 pp for a 2042 contract, that is $1.64 per point per year. In 1991, we paid about $1.08 per point per year and got 8 years free park admission. That seems about right for a resale contract, considering even after the recent price increase BLT is $2.44 per point per year, less with incentives.

It passed ROFR. It also was a loaded contract (had 190 banked pts, all current and future points). We still can't believe this got thru! Now my bro is just waiting for the points to show up in his DVC account! Should be any day!:banana:
 
To me the only bummer about resale is the closing costs, which on a small point contract really brings the total initial cost per point way up.
 
Those unaffected by the downturn in the economy can really take in advantage of some great deals out there. Unfortunately, I don't fall within that category.:sad2:

Wow, that's actually scary for current members that they are allowing the market to drop that far on resales. I'm not planning to sell anytime soon but I had in the back of my mind that I could get at least my original price back ($65 at BWV).

Surely you wouldn't expect to make back your entire original purchase price as there are fewer and fewer years of use remaining.

I'd speculate you still could unless you're hanging on to it for several more years. BWV prices are still way above OKW ('42) and have been since I started watching resale a couple of years ago.

I realize that it will go down as the years go by but I didn't expect OKW to drop to $52/point this quickly. $61 I would believe, but not $52 especially with banked points. The part that I'm concerned about is they are pretty much giving up on ROFR at least for OKW. That could drive down prices across the board.

I think what is even more of a concern is SSR and AKV. Both of these resorts have really taken a hit. SSR can be had for triple points in the low to mid 60's. I just saw an AKV resale priced at $82/pt. While the BWV has dropped a little ($75-$78/pt.), they are continuing to ROFR BWV. Not so with SSR or AKV, let alone OKW. I bought my BWV resale in early 2007 for $79/pt. with pretty much all current UY points. SSR and AKV have dropped significantly in the past 18 months.

We puchased OKW (2042) via resale in April/May for $60 a point and the seller paid all but one month of this years MF's. It passed ROFR. Right now it is a buyer's market.

I think you're reaching a bit with your assertion about ROFR. I've been following AKV resales closely, and they've been flat at these levels for about a year now. I've followed SSR less closely, but my sense is that they've also been pretty flat (after dropping dramatically).

Looking at resale listings now, I am surprised to see BCV listings in the 79/80 range. ~$75-85 seems to be what the market will bear for any non-OKW/SSR DVC resort, with very little concern for "out year" points (i.e., beyond 2042). There were an enormous volume of SSR retail points sold in the middle of this decade, creating a long price trough now where people having to unload their contracts for financial reasons (which is happening for all resorts, but exaggerated for SSR due to sheer numbers) is compounded by the usual 3-5 year out "changed our mind"/regret sellers. Once all these resales work their way through the market ("diversifying" if you will the SSR owner base), I imagine we'll see SSR prices creep more stably back up into the 70s with everything else. Just as in a few years we'll see BLT down into the 80s.
