IS KILLING ME!

We submitted a contract for resale last week. Turns out Fidelity had to snail mail the contract to the sellers...

STILL WAITING for them to respond, so that we can be submitted for ROFR.

Then there is even MORE waiting, right?

OH MY GOSH...how does anyone make it through this without pulling all of their hair out?

If it makes you feel any better, we are also waiting to hear from Fidelity - we just sent our contract back today. We're also in AZ, so we have that in common as well.

Out of curiosity, which resort are you going for? We are trying a second time for VCG, having been ROFR'd last time in June.

We currently own VGC and are adding a second property at OKW...partly as a strategy move.

It allows us to vacation at WDW AND DL, and if we can manage to get something at the 7 month window for VGC, it allows us to have a NICER and LARGER room than we could with just our VGC points. If not, no skin off of our noses, we don't mind traveling! :goodvibes

You got ROFR'd huh? I am concerned about that...turns out Disney is actively trying to buy back OKW, so I don't know if I will make it through this without getting ROFR'd or not. Keeping my fingers crossed is about as much as I can say at this point.:confused3

Will say a prayer for you all, though...Let THIS be the time for you to get your contract! :banana:

So this is really getting weird. We've owned at OKW since 1993 and absolutely LOVE it there. It was a second home to our son - he was 7 when we bought and we used to live in NYC. So we got to go twice a year!

Now that we've been in AZ for 17 years, we've cut back on our WDW trips, esp now as our son lives in Ca. But we now drive to see him in Ca pretty often, so figured why not get some points for VCG?

I know OKW has been being bought back. The day we were ROFR'd, I was getting the bad news from Sharon at Fidelity and she got two more ROFR notices, both at OKW! Now, OKW is a great resort, but I don't really understand the ROFR activity there. Is there a wait list to buy OKW direct from Disney? Because I know there's a pretty long one for VGC, and that makes me nervous about going 0-2.
 
Well, they just did a MAJOR remodel on OKW, so I am guessing that is what it has to do with. From what I understand, they are selling them for close to $100/point, and are buying anything at approximately $52/Point and less...

I don't know if there is a wait list. But if we get ROFR'd, we will try a different resort. Was just trying to keep my maint fees low...

The refurb has gotten mixed reviews. We haven't seen it yet as our next trip isn't until January, but from what I've read on these boards and the pictures people have posted have shown Disney basically repainted most of the furniture, replaced some carpeted areas with wood laminate, and didn't address what was the most glaring need - the bathrooms.

I think the direct price is $90, but that includes the extension until 2057.

I hope you get it. OKW was the first DVC (when we first bought and tarted going there the signs SAID DVC) and they really did it right. Large rooms, which they redesigned as they went along to address some early design flaws, room orientation so all windows face greenery of some sort.

You'd love it there, and I wish you luck with your contract.

I completely empathize and have a few bald spots to prove it! Waiting for closing was especially nerve-wracking. Thinking about the thousands of dollars I saved buying resale was nice consolation, though.

I do hope your contract goes through and that closing is much much faster. I've been eyeing an OKW contract and wondering about its potential of getting ROFR'd - keep us posted!
 
What's driving me nuts is how long the sellers are taking getting the contract back to Fidelity. Happened to me last time as well, plus I read today on another thread another member here is having the same issue with their seller.

My offer was accepted last Wednesday and we got the contract via email on Friday. Signed and returned it via fax on Monday. I called Fidelity today and they have gotten nothing back from the seller and said they would call them to follow up.

I just don't get it. Don't they want the money? Even if it's to pay off a loan, sooner is better than later, right? And if it's going to be cash in your pocket you'd think they'd want to move things along.

Very frustrating, and basically out of everyone's control, except the sellers.

I really do feel your pain. We signed and faxed our contract back on 19 OCT. It still hasn't made it back to Fidelity from the sellers. We are on day 10, so we can't back out now, if we wanted to!

And, of course, I am such a paranoid freak after reading some of the posts in here, I can't help but think that the sellers are dragging their feet because they are going to strip the account of the points that were in it when I made the offer!
 
Our BLT contract recently made it through ROFR. I'm fairly patient when something involves actions by others. I fully anticipated going 30 days waiting for ROFR and I figured so what if we don't get through. Ha, problem is that the longer we waited, which really wasn't very long at all (20 days total), the more antsy I got, wondering if it was going to pass ROFR. We had a price we were happy with and I shuddered to think we'd have to start all over at the beginning again.

Breyean, I can only imagine what you are going through, having made it this far once before only to have your hopes dashed. I think the closer you get the more excited about the postives and the more anxious about the negatives. Good luck to you all. :thumbsup2

I didn't think of the points issue, but we DID run into something like that recently. We made an offer which was accepted on another contract the week before the one now waiting for ROFR, but then Fidelity called to tell me the sellers had used points for a cruise next May. They were canceling the reservation, but those points were basically worthless to us, so we pulled that offer and moved on to our current contract.

I'd have to think most sellers wouldn't play with the points like that, and I'm not even sure they could since I think both the broker and Disney check before closing.

Boy, I hope you hear something soon. Reading the problems people run into makes me nervous!
 
Hopefully yours won't take as long, but we made an offer that was accepted while we were on our honeymoon last year - so it must have been around October 15 or so that it was accepted (it was 3 phone calls over a 24 hour period, pretty quick), probably Oct 19 that they had the contract from us in hand via e-mail. Then ROFR took about four or 5 weeks, can't remember how long it took to get submitted but back then they weren't ROFR-ing VGC.

The hang-up for us was _after_ ROFR (right before Thanksgiving): getting the title company to get everything together, which was honestly the only not-smooth part about the process (TSS's service the whole transaction was exemplary). Unfortunately the title company's hold-up meant that we ended up having to pre-pay the maintenance fees since it was so close to January by the time we closed since they weren't sure if we would close in time and there's a deadline in mid-December which if you haven't paid the maintenance fees for next year the contract can't be re-titled. They just took the money off of the final payment to the sellers for the MF's we paid on the 2011 points (the contract had been written with us giving them $$ for the MF of the points we'd be using), but it was just one more hang-up that's associated with buying a contract around this time of year that you might run into as well ...

I think when all was said and done we had our points the first week of January, which was early enough for us to add a night for our October reservation. Just under three months for the whole process, and waiting for the ROFR to clear was only about a third of the time. :thumbsup2 Anyhow, patience, its all worthwhile! And good luck!
