Offer made on BWV contract

For the past few months I have made several offeres on BWV contracts without success. Recently made another offer and was informed that offer has been maded to seller and they are still awaiting on them getting back to broker. How long does it take to say yes or no. Surely they must know how much they are willing to accept or not. Just hope they come back with a big yes.

Well done hopefully we will hear soon. When we bought our 2nd contract we were actually in WDW at the time and within hours we had agreed a price met jaki at her own house signed the papers, left my deposit and paid the rest when I returned to UK. So quick was hoping this would be the same however its turning out to be a waiting game.
 
Unfortunately, some sellers do not have a sense of urgency in responding to offers made on their property or returning documents. :confused3

I hope you hear from your broker soon and can move on with the purchase of your DVC membership.

I agree with Robert.

We had made an offer, which was accepted the same day, a couple of weeks ago, and signed the contracts as soon as we got them.

Almost a week later, the sellers still hadn't signed, so I called the broker and stressed I wanted to know if there was a problem and could she follow up. Since it was a divorce situation, TWO households, essentially, had to sign, and since it was a court-ordered sale, I had the impression they weren't on the best of terms.

The day after I called the broker - magic! Both sellers had signed and sent the contracts back. I'm not certain, but I'm guessing the broker made a couple of calls to the sellers and got them to move along.

Day after that they went to Disney for ROFR, which is where I am now - in limbo.

But call the broker. Stay on top of him/her. They might be busy and if they don't hear from you if you have legitimate concerns, you might fall through the cracks. Be nice but be firm. You're looking to spend a lot of money and there are other contracts out there if there's a problem with yours. But if you don't know about any issues, you might miss out on another contract that might suit your needs.

I bought a BWV resale with TSS a couple of weeks ago and it was really fast! We did an offer, seller made us a counter offer, we made another one, seller another counter offer and we accepted it. All in about 90 minutes! (With a 6 hour time difference, since I live in Europe!) And right now we are waiting to pass Disney's ROFR, I can't wait to close it in august!

Good luck. I just went to ROFR on a contract for BWV. It took the seller about 48 hours to get back but that was partially because the broker I dealt with was a co-broker so it had to be coordinated with who was listing it and the sellers were in Disney.

I am sure a lot of reasons come into play, but hopefully you will get a quick answer. We just purchased a contract for BWV through TSS and it was very fast-only 4 weeks from start until points in our account. Hang in there. Sending positive thoughts!
 
Thanks to all for the advice, really thought I would have heard last night, the waiting game continues. How long should I give it
 
we had the same thing happen to us; we made an offer and after a week (or more, i can't remember) still no response; so i called the broker, told her to set the sellers a deadline and if they didn't come back, we'd move on. But with the next offer we made i had learned my lesson: i explicitly told the broker that my offer was only valid for like 2 days and if i didn't get at least a counteroffer i would move one, especially since i'd seen other attractive listings (i told this literally to my broker, implicitly pointing to the fact that they were not the only brokers around....). This time i got my respons about one hour past deadline :-)

so my 2 tips:
1) set a deadline that is sufficiently close when making an offer
2) imply there are other attractive contracts out there


so to answer your question: i would mail and say that if no response in one day, your offer is no longer valid and move on
 
I would call your broker and ask whether they have actually spoken to the seller(s) personally. This time of the year, the sellers could be on vacation and may not respond to emails -- they may not even know you've made an offer!

I know whenever I've bought or sold through The Timeshare Store, all of those contacts have been in person, by telephone. But not all brokers are as professional as TTS.

If the broker HAS spoken with the seller, but doesn't have an answer yet, I'd want to know WHY. Any difficulty getting a simple yes or no at this point in the festivities could indicate real trouble down the road with more difficult things like getting documents signed and notarized.
 
Emailed broker explaining that I would like to here by close of business tomorrow one way or the other, if not then my offer will be withdrawn.

my experience was that i put in an offer and seller could take it or leave it. They countered half way between their price and my offer and i said no thank you. They then agreed to my price. Unless their is a need for urgency, some amount of patience can pay off. My situation took about 10 days to conclude. Good Luck
 
Broker has not answer my email I sent this morning, dont want to keep sending emails as this will look like Im desperate for the contract but would like to know if she has done anything abount my offer.

can someone answer this question, Im sure I read that I can use another broker even if its not them advertising the contract. Is this true.

Yes and no. Some brokers co-broker on DVC resales; others do not.

However, I don't think you could get another broker to take over THIS offer at this point. It that's REALLY the contract you want, you could rescind your current offer and make a new offer through another broker. If you decide to do that, I would be sure the new broker understands all the specifics of your first attempt so that a conflict between brokers doesn't mess you all up.

If you mentioned the broker, I missed it, but from the difficulties you're having I'm guessing you're dealing with Fidelity. Frankly, I'd just go to another broker (or more than one), tell them what you are looking for and how much you want to pay and go from there.

There is no shortage of resale inventory out there and not much is selling. In a buyer's market, I see no reason to cling to one contrract or one broker who's not responsive.

I'm sure many of their customers have made purchases without any glitches -- in fact, whenever there is a "Fidelity thread" here, some of their customers are eager to rush to their defense. But when we hear complaints about a resale broker it's almost always Fidelity.

We usually hear two types of complaints -- the lack of customer service like you've experienced, and occasionally (but far too often) complaints that the contracts turn out to be very different than what is initially represented to the prospective buyer.

The latter concern is a scary one, because they apparently don't do ANY due diligence at all before listing. They just take whatever the owner tells them and throw it out there. There have been a number of complaints about the number of points in a given UY not being right, undisclosed pending reservations which removed points from the accounts, legal complications like probate, divorce, or bankruptcy proceedings, sellers upside down on their loans and unable to close, etc, etc. Often the buyer doesn't find out until it's time to close -- which really puts the buyer in a bad position.

Some of the difficulties are partially due to their business model. They have an agreement with DVC whereby DVC refers sellers to them in return for a 50-50 split of the commission. Many of the contracts DVC is referring to them are "distressed" contracts with legal or financial complications like those mentioned above. That's often why you'll see listing prices there which are somewhat lower than other brokers.

Essentially, they've become sort of the "landfill of troubled DVC resale contracts." You'd expect more problematic transactions with that population of sellers, and there is a limit to the responsiveness and cooperation a broker can get from a messed-up seller. When you couple that seller base with poor customer service in many cases, you can have some real problems.

As I said, I'm sure most of their contracts go through without a hitch. But if there is going to be a problematic transaction, it's a pretty good bet it will be with that broker.

I just purchased a contract that was listed on a certain website through another broker.

I preferred dealing with them and they were quick and very responsive. I contacted them on a weekend, since the listing broker was closed, they sent the offer and it has been smooth sailing so far.
