Novice rental questions

we are thinking using DVC Dave's for next June. I know we have to wait until 11 months out to fill out a request. My question is in July if we fill it out how soon do you typically wait to hear from them if they can book the room for you? If I'm paying $98 I don't feel comfortable with them holding my money for months and then say we can't book it for you then we are into fall or winter with no reservation yet. Second question, are people pretty successful in booking through Dave's or is it something that rarely happens(June can be very busy)?
Btw, it's a typical 7/6 stay maybe an 8/7 day night stay. Thanks for your help.
 
June is not busy. At 11 months, you need points from that specific resort, which can be difficult to come by. I'd expect to wait a little while. At 7 months, I bet you'd book immediately.
 
June is a moderate DVC demand time. If what you want is any of the following then you should not have an issue getting it even if you have to wait until 7 months out, when DVC members can start reserving resorts other than the one they own: AKV standard or savanna view, BLT lake view, BWV pool/garden view, VWL, SSR, OKW (other than the near Hospitality House booking category), and Poly. VGF 1BRs and 2BRs will also be open. BCV and BLT theme park view will likely also be open most of June other than special weekends such as a Star Wars weekend and possibly towards end of month when many have arrival dates for July 4 holiday time.

However, if what you want is any of the following you have a real risk of not being able to get it through David's or other brokers, and that includes during any time of year: AKV value or club level, BLT standard view, VGF studios, BWV standard or boardwalk view. Those usually require the owners of the resort to reserve at 11 months out and sometimes they need to reserve precisely when the 11 month window opens at 8 a.m. in the morning, because the rooms can fill within moments after the 11 month window opens. For those the brokers need owners of the particular resorts willing to rent and also willing to reserve quick at 11 months months out, and the brokers often do not have owners willing to do that.

Hi. I have always found that they have got back to me quite quickly to say they can or can't book it. I would go ahead myself at 11 months and try. Give them 2 weeks to a month then contact them and ask for the deposit back if you wish and book direct. But I think you will find the cost difference is worth the wait. What resort were you hoping to book?

Thank you. We were looking at AKV value or perhaps standard. We have never stayed at any dvc resorts but AK SSR, or OKW would be our top three choices. Do you know if you are allowed to request more than one resort per transaction with Dave's?
 
Suggest you plan on a Standard @ AKV. Values (studios especially) are very popular with owners-difficult to secure even at the 11 month window.

June books early @AKV, moreso if SWW comes back in full force:) next year.

I wouldn't want to wait around & worry for something to open up if a renter. Would be able to get into SSR, likely OKW and perhaps AKV standard @ 11 months
 
When you fill out the form at Davids site it gives you a second resort choice if the first is not available. If AK I would def book now. I agree with PP don't do value. I always say if you know where and when why wait? Good luck!
