I have resale stays booked before they expire, I just wouldn't want to move a whole stay from my resale points to the direct points since I'd have to borrow more - it's going to be 5-10 points leftover only. Moving them over would free up more points in my resale contract to bank if I'm understanding correctly.
Oh I gotcha, I thought you meant you had no use for them at all. I bet MS could help with that, but they might also have to cancel your reservation and rebook it and that always scares me.

Glad I stipulated they needed to be banked to find this out. Of course the broker tried to talk me into it anyway saying they were the lowest priced, which they are not. Back to figure out the next offer.

Looking at PVB. We spend so much on cash stays there it just makes sense. Possibly add on RIV small contract later since we know resale purchases won't let us book there. We tend to do a few long weekends or a night here or there before cruising plus one longer stay a year.
And I’m sure you’ve been using an aggregator site like DVC for less. Com to hunt for contracts? I used it when my first contract I had negotiated wasn’t even a DEC UY despite them posting it as one. I liked the “what should I offer” slider.

Recently had a point snafu on a contract I was bidding on too. Such a bummer when the agent doesnt list properly. ID keep an eye on it and if it doesnt sell in 10 days, email again and see if they are now willing to accept a lower offer.

You're doing it right by not FOMOing into a contract that isn't perfect for you. There are many similar contracts out there that pop up quicker than you think.

How long does it usually take from passing RoFR to getting closing documents? Our title company said 5 to 7 days while they do the search and prepare everything, which I was hoping they'd have been doing already, but alas. As long as it get's done.

They tend to always overstate timeframes. Ive gotta them same day, next day, 3 days and up to 10 days later. Really it all depends on the company and how much of a load they have currently.
 
What is the normal time you need to make your deposit after an offer is accepted. Want to time my offer to the next billing period on my card and trying to see when to submit my offer. Something makes me think I have seen 7 days and if so is that calendar or business days?

I believe my contract said 10 days
 
Question if someone knows - due to some borrowing I did before I got a new resale contract, my direct contract will have some expiring points I don't see a use for this year. Would the solution here be to transfer just those points to my resale use year? How is that process, any fees or anything? That way I could combine them with another stay that uses the resale points instead of seeing them expire or having to borrow more to replace a resale stay. Any other options?
I saw your other reply about having stays booked on your resale contract. Things to keep in mind before deciding how to utilize your points.

1) Are your expiring points bankable?

2) Do you have any upcoming stays booked on your direct membership that may have current use year points being used for the stay that are bankable (you are still outside of your banking window and your upcoming trip is outside of 31 days since that would put them into holding). If you do you could modify your reservation to use the expiring points first to free up bankable points.

3) If 1 and 2 aren't possibilities have you had any transfers in or out of either of your memberships for the current use years if you have you will not be able to transfer the points.

4) Are your resale and direct memberships at the same resort? If you booked the trips on the resale membership using the 7-11 months window then the home resort will have to match in order to switch out the points.

5) Are the upcoming reservations more than 31 days out so you don't create holding points. Also keep your banking window in mind.

6) If none of the above works for you then you could buy one time use points (max of 24) to have enough points to make a reservation without borrowing. If you are membership beyond or want to sign up for membership you can buy 12 points and get 12 free. Membership beyond is $99 and you'd end up saving $240 on 24 points so membership beyond is a winner with one time use points.

Good luck with getting it sorted out. If you transfer make sure that its worth using up your one transfer for both the memberships. There is also interval international that expiring points can be transferred into. I don't know enough about it to make suggestions on using that method. There's usually a viable option to use your points especially with upcoming reservations. It just takes creative thinking.

Over the years, I've bought 10 resale contracts. And was in a contract to buy two more: one fell apart when the seller died and transferring name to heirs became a nightmare (as they lived overseas, and separate paperwork was required for the US) and the other fell apart when the seller declared bankruptcy. Neither the agent/broker's fault. So I'd say a dozen resale contracts overall. Anyway--though I know others here have bought more contracts than me--I can say: that pretty early on it became clear that a few brokers/agents were mostly full of nonsense and a few were straight shooters. And some of the brokers that had less-than-honest pitches were the ones that were best known within the DVC community. No names. But be cautious about those who are always discussed on other boards. And the ones who told me the truth and let me make up my mind--those I've gone back to over and over.
 
We are looking to buy our first contract and not seeing much out there for our preferred resort that isn't stripped or does not have the amount of points we are looking for. Is it the time of year? Do you generally start seeing more contracts as we head into fall? Would we be better trying to piece together two contracts with the same use year to get our desired points?
