Not ROFR thread - general discussion

Do any other people google their sellers because you're nosy.....or am I the only weirdo?
I did! The owners of my Boulder Ridge contract were original owners and had two daughters. One of the daughters grew up and went on to own a travel agency specializing in Disney. I thought that was super sweet and made me think that DVC grew her into a Disney adult :earsgirl:

Has anyone else noticed recently that the majority (or at least a large chunk) of listings with https://www.fidelityrealestate.com/ are just duplicates of listings. Like they are advertising for a third party broker? Trying to figure out why they would do that.
If you look on fidelitys site, there is no listing agent on those, for me that’s a giveaway for which ones are cross listed. Think they have some agreement to get more eyes on it and some commission split

Think about it from the perspective of a sophisticated commercial renter seller getting out: sure, the most savvy buyers user aggregators and know how the find all contracts, but they are looking for the new buyer willing to overpay for stripped contracts, so listing on more sites helps find one.

We had a discussion here about that a couple of months back. My theory is that some of the broker/renters perhaps needed to show that they had offloaded their contracts by a certain date to show good faith in drawing down on commercial renting. I'm pretty sure that the influx of Aulani at the broker you cite came from another broker (or brokers). Weird times. But honestly, it's anyone's guess. Clearly some business are trying to dump their Aulini holdings and also clearly the discussion between DVD and the really big commercial renters began to happen many months ago.

Agreed. But also, the AUL listings aren't the only contracts that aren't tied to a specific broker. There was a stripped contract yesterday (at a crazy price) for BLT (now gone) that was also without a broker. I've seen a handful of others in recent days show up. I thought some of this was due to ongoing changes/upgrades on their website, but again, who knows?

First trip in a studio after a 2 bedroom is difficult. How was this fine before? I am so spoiled now!

At least my morning coffee will taste better out of my new mug than the included throwaway cups (thank you MCO Starbucks!).😍

There are pros and cons in this. I was in Poly Tower a few weeks ago. I keep a real cup in my Owners Locker. But the lack of paper cups meant that I had nothing convenient to put coffee in as I was on my way to a park.

It’s like being asked to go live in a college dorm room with roommates after you’ve experienced owning your own home…. 🤣

When I was in grad school (in Florida) you have no idea how many nights I spent in the Hotel 6 on 192 (the one that is now no longer a Motel 6, over by 192 and Sherberth, which is the back way into AK). Though this was a couple decades ago, those memories are burned into my mind. I doubt I can complain much about the standard studios, even after staying in better rooms.

Update on the trip with the 7 year old who loves crafts: we have ridden two rides in total. People Mover and Carousel of Progress. We met the Fab Five for lunch (this was a big hit!). And now we are crafting at a Community Hall. I think it’s her dream vacation itinerary.😆

I highly recommend bringing an umbrella and a big hat to keep the sun off here; it is strong! The umbrella really helps. We want to stay in the No Skin Cancer gang.

Going to Lightning Lane Tiana’s tonight, and hopefully I can convince the kid to do a few more rides, including Tiki Room (a classic). lol. It isn’t how I usually plan to do Disney, but it is much more relaxing than my usually go go go style!

Let me put in a recommendation for a particular umbrella, as the ones I had kept getting trashed in Florida downpours. These are really nice--and they have a sun parasol. Guaranteed for life (minus the cost of shipping). Yes, kinda expensive, but when I add up the cost of the so-so umbrellas I've purchased over the last few years for Florida downpours, easily worth it.

Sounds great! What resort and community hall?

I love this. Sounds like a great time to me. Enjoy it while you can. I loved the way we did Disney when my son was younger, taking it slow absorbing all the vibes. Now that he is older it’s go go go and a such a whirlwind that I miss being able to soak it all in.

Next time I am bringing an umbrella!

Going to Disney with my teenaged cousins is the worst 🤣🤣 Rides only, no interest in shows, parades, eating at nice places or the cultural epcot presentations, all the things I prefer doing.
