Next Resort Build

...My dream build? Convert what's left of the POP debacle to a pet-friendly DVC with a dog park, splash area for pets, etc. I'd be willing to pay higher fees for this kind of resort. The kennels are awful after they outsourced them.

As long as I don't get stuck there if I book too late to get any of the other DVC villas, you are welcome to your wish.

If I remember from a couple of years ago, some hope was on building a DVC resort along the monorail line from TTC to EPCOT. There is so much land out there, the theme couple be anything.

The DVC portion at the Poly and GF would likely be small in room count, and they would likely be very popular with the owners of those resorts. Thus, I wo9uld estimate these owners would be significantly less likely to wait until the 7 month mark to get another resort (even the EPCOT resorts, due to accessibility to the monorail to EPCOT). The main reason they would likely stay at another resort is for last minute trips, where availability at Home was not there.

Just my thoughts on these resorts.

That land you are referring to is very unstable and probably wouldn't support construction without very deep pilings.

I think Greysword is referring to the land in between the TTC and Epcot along the monorail line and World Drive, not the area between the TTC and the CR where the Venetian/Mediterranean resort was original slated to be. Although that spot is prime real estate, I understand they recently did testing there again and still determined that building there was impractical.

True, but they also haven't announced any impending plans for that destination--unlike Hawaii which has been constantly promoted since the day the contracts were inked.

Disney only paid $11 million for the land and frankly it wouldn't surprise me a bit if they never ended up developing it at all. There have been many occasions in the past where Disney has picked-up plots of land and later sold them without developing.

The WDW destination I'd most like to see developed is the rumored location on the Epcot monorail line. The resort I most think will get approved next is a second tower at the Contemporary.

Disney provided a growth strategy update for DVC to stock analysts on their analyst road show this year. It had a long-term growth strategy to move the DVC mix to 75% aligned with Disney parks and 25% non-Disney aligned in high traffic, tourist destinations. The key drivers for locations would be 1) high population density within a 3-4 hour drive, 2) one or more large, hub airports for access, 3) weather allowing outside activities at least 8 months a year, and 4) other large attractions that would also draw to the area. One analyst asked if #4 was Disney using the "McDonalds factor" to create a destination location. Disney quoted research that clustered entertainment destinations were more profitable than stand-alone operations. Another analyst asked what that meant for alignment with existing Disney Parks. The answer was that all parks had capacity for DVC resorts, but that Florida and Asia were higher return options for Disney. The Disney spokesperson just about confirmed that a second BLT replacing the South Wing was in process. He also said that golf course type DVC's covering many acres were not as profitable as higher rise, condensed resorts.

I would bet every last penny that the satisfaction rating of SSR owners is the lowest in the DVC family. Every penny. I would also bet that, despite the resort being new and many people wanting to take their first visit to their home resort, the trade-out percentage is higher among SSR owners than any other resort. That is a problem, which is why I think that any new DVC resorts HAVE to be in desirable locations with desirable themes or else the 7 month logjam at places like the Beach Club will be too great.

Gosh .... remember when OKW owners were the unloved step-children taking up trade-in slots at other resorts and not using their resort enough? How times change

Is a DVC Cruise ship/points even feesable? Part of the point systems is based on a nightly charge. How would a Cruise ship work, obviously there are no way to do 1 night on the Wonder. It would become more complex. Would only 3 and 4 night cruises be sailed? Or would the ship alternate 3,4 and 7 night cruises on a rotating basis?

Something along the lines of a DVC on Castaway Cay with a more conventional boat charters people to the island? I don't really know if that is all to practical...

..but cruise ships are not subject to American labor laws so the people aspect is cheaper. Do they pay any property taxes? And while the fuel usage is astronomical for 1 person to contemplate, its not horriffic when divided among 1000+ staterooms.

I wonder what the lifetime contract for a cruise vacation club would be? Could you get more than 20 years before a major overhaul?
My only cruise was on the NCL Norway in '95, a then graceful and amazing 35 year old lady (orginally the SS France launcehd in '61). She began to suffer major mechanical issues in 2001 and I just read she has now been completely dismantled and scrapped

Why would it be hard to fit DVC at the POLY? Wouldn't they just tear down some of the log houses similar to tearing down the North wing at contemporary?

The difference is, I believe the Poly fills those rooms. The Contemporary did not.
Even if they did fill those rooms on occasion, the wings needed a major refurb anyway.

Like all talking heads, the Disney spokesperson worked from a script that covers answers for 99% of the questions expected to be encountered. I'd say half of this answer was not on the script. An analyst from a NYC investment house asked about early sales yields at the BLT and GCV projects in relation to prior projects and whether those resorts were sold more quickly or less quickly than DVC projects like SSR and AKL. From that question came the part of the answer that was scripted (or at least it seemed to be) that the high-rise additions to existing resorts were proving to be more profitable to DVC based on BCV, GCV, and BLT than the sprawling golf course type resorts like SSR. He said the upfront cost to build was higher, but the return in sales per some factor (l think he said land area or such) was also much higher. This was where the answer headed into unscripted territory. The last point he made was that BLT's early success had accelerated plans for more DVC at that location. Whether the South Wing or the tennis courts go to give up the space only Disney knows. I'm guessing it will be the South Wing as it also needs a complete gut and rebuild. I'm also guessing he meant Contemporary when he said "that area" and not nearby on the monorail loop.

I would say that the "sprawling golf course" type resorts don't have the prime locations that the others do. SSR and OKW have more proximity to DTD than any of the parks, and they were probably hurt by PI closing. They were also pretty large by comparison to any of the hotel-style locations.

The response though is pretty vacuous. "Accelerated plans" doesn't mean much...other than they may be considering other options in that vein that may have been just on a bluesky list before. It could even mean that the Venetian/Mediterranean location mgiht not be as bad as they thought if the cost of the pilings can be recouped easily...

That depends on what you consider prime locations. Sure, close to the theme park is great, but sometimes you just like a little relaxation, away from all the noise. That's what I really enjoy about OKW and SSR.

Being able to walk around the resort without a lot of noise, watching the wildlife on the grounds -that is a better location to me than being right over the BW with all that noise and hub-bub.

Oh, definitely. But from a sales perspective, to someone on the outside looking to but in, I bet proximity to a park can be a real big selling point.

We just joined DVC 2 months ago, buying into BLT. We did our first DVC trip in October, in a 1BR south facing room, overlooking the Contemporary marina.

This confirms I am already spending too much time on this board! When I read the above, my first reaction was...come on, we just bought into BLT, now they are going to build a new tower blocking the view I had off in the horizon of Spaceship Earth, Tower of Terror, Everest!

I think I need to stop reading every single post, and taking them all seriously.
