Heard from our guide that due to very strong sales in Japan that DVC are looking into the idea of the next DVC resort being in Japan at Tokyo Disneyland.

Dont know how accurate this is, but I would love to visit if they do.

Yeah! FWIW, I've been voting for Tokyo in all our unofficial polls regarding future DVC resorts. I'm ready -- bring it on!

(Still kicking myself for not visiting last time I was stuck in Yokosuka with extra time on my hands.)

That would be great. But isn't Tokyo Disneyland owned by a non-Disney company, Oriental Land Co., which pays licensing fees to Disney? I wonder how this would affect the desirability of developing a resort there for DVC or complicate any exchange program.

Yep Oriental Land owns Tokyo Disney, this would be an expansion of the partnership.

You can already use DVC points to stay at Tokyo Disney, so shouldn't be that difficult to extend this to full DVC.... I would though guess that the number of points and price per point would be very high.

Japan loves Disney so I imagine in Japan would be very high with relatively few overseas visitors.

Wow, I would LOVE this. Tokyo DisneySea is the best Disney park in the world, hands down. I've been twice and I'm dying to go back!

That is correct. Oriental Land Co. used to own all the Disney stores there as well, but I think they sold those back. However I am sure if a DVC resort can be built and will profit both companies, they would go for it.

That article only says that Disney bought the site. There is no mention of DVC.

When Disney bought the site in Hawaii, DVC was part of the announcement.

I'm not saying that the National Harbor site in Maryland won't include DVC. It seems very possible.

However, the unqualified claim that the "Next DVC will be National Harbor in Maryland" makes it seem that a DVC resort at National Harbor is official. It's not official.

Correct. But if we are going to throw out claims that the next DVC will be in Japan, I thought it was important to offer up at least some proof of Disney owning land with intent to build. And Disney is not going to build off property hotels and NOT include a DVC portion. How many families would love to take their kids to the DC area AND stay in a Disney hotel?

To be fare I hope you agree that the original content of my post did not claim Japan would be the next DVC resort. It said I had been told by my guide and I hoped that was correct.

Whereas your post appeared like you were saying it was a fact.

I thought that when the project was first announce, however the more I thought about it, the more doubtful I am that the National Harbor project (if built) will include a DVC portion. For timeshares to work, they need to have people buying into the resort as their "home" resort. I really do not see that happening at National Harbor. From my understanding, HHI and VBR sold much slower than Disney anticipated, and those are places that I could see people wanting to go back year after year. I really don't see a DVC at National Harbor selling very well. What I predict is that Disney will allow you to use your points there and that the points required will be more reasonable then the hotels at WDW and that Disney will also waive the $95 booking fee (much like they do at DLR).

That is more or less what I meant. Disney would be stupid to not allow DVC owners to use points to book at a resort, should it be constructed.

I may be in the minority but enough expansion already. Let's concentrate on the DVC resorts that exist now and improve them. How many resorts are they selling right now? 4?? 5?? 6??

I still believe that HHI and VB would sell better today than when they opened. I know that the resale prices are low...but that is partly due to the maintenance fees.

It may be me and my history loving family, but...a DC timeshare seems like it could be pretty popular to me.
