Excited to share that we are in ROFR with our first small resale contract, 50’points at Poly. We are traveling for a weekend in December this year and I had hoped to make a reservation using the points. What are the chances there will be a studio left once I am finally through this process? Would you recommend renting this year and saving the points? Thank in advance for your feedback.

December is a very popular time, even early December. So your odds are not good, but waitlist is possible, especially for standard view Poly, there are a lot of them. Mine filled for marathon weekend. I'd waitlist shorter stays. For example, one 1 night and one 2 night, instead of a 3 night. You can combine reservations later on chat.

Lake view is already booked for every weekend, with Poly priority.

I'd just book a hotel room that you can cancel, if it works out.

December is tough, in addition to creating a waitlist for your preferred weekend, once you are a member and have access to the DVC website start checking for availability on the search engine there, you never know what might pop up.
I’d probably make a cash reservation w/ Disney to be safe that I could cancel if I was able to find a villa w/ my own points rather than renting points from an owner, but renting & ‘saving’ your own points for future trips can make sense - depending on the details of the contract you’re buying (points not beyond the banking deadline by the time they load, for example.)
Meanwhile if you want ‘company’ & support as you go through the lengthy and at times frustrating resale purchasing process join the folks in this thread & post your resale purchase details over here https://www.disboards.com/threads/r...-instructions-formatting-tool.3878357/page-16
Good luck.

How exciting! We are kind of in the boat and wondering the same thing. We just signed closing documents for our first contract, a small SSR resale and were hoping for 2 weeknights in a Poly studio the week before Christmas. We have a Fort Wilderness reservation booked in case it doesn't work out, so I am sure we will have a good time either way, but are excited for our first stay as DVC members. Do you think we'd have better chance for a Poly studio or AKL savanna view studio or will December be tough all around, if we don't have the points available right at 7 months?

If you just closed, you need to get on the phone every day and be really annoying and get your points. You are scraping against the 7 month mark, and you might be able to do it in time. 7 month has lots available.

There’s a thread for folks who’ve just closed on resales as well https://www.disboards.com/threads/closing-time-2021-and-2022-edition.3836891/page-69 that’ll give you a sense of how long it’ll likely take to actually have access to your points.
There are 360 studios at Poly & 296 at AKV (that number includes all view categories) so going by numbers alone I’d guess Poly to be more likely, but you never know what you’ll see via waitlisting & stalking. I’d also keep an eye on VGF once they open to all member bookings if you’re at all interested in staying there in case they declare more inventory thus creating more inventory.

In my experience, this doesn't work (I've tried) and calling daily just results in frustration and wasted time. My guess is that it's part of their tactic to make resale a painful process. I closed on another contract 3/21, and just received my "Welcome Home" email last night. I called about the points not showing and they told me there is a queue and that they can take up 5 weeks from deed closing to points showing. I asked if there are any exceptions due to the timing of getting a new reservation, and she said no.

Great idea. Definitely possible they declare more this summer.
