Im also really glad I bought two of the most popular uy's. That widens the prospects significantly
I havent paid close attention, but I dont recall seeing many small contracts being taken. 50 or less. But they might. An issue is created if you are looking at contracts that are being actively targeted for ROFR. You really can’t budge below a certain ppp and so the negotiation is on closing costs, dues, and CAF.
Every time DVD takes a contract now, they lose $500 in CAF fees. I realize a good chunk of the ROFR strategy revolves around amassing points in common unit numbers so those points can be split up (and sold) anyway that DVD likes. But assuming that the following contracts have desirable unit numbers and similar pricing....it makes far more sense for DVD to buy one 200 point contract (let's say at AKV at $100 per point) and lose only a potential $500 in collectable CAF fees than it is to buy four 50 point contracts (again, let's say at SKV at $100 per point) and then lose a potential in $2,000 of collectible CAF fees to absorb the same number of points.I havent paid close attention, but I dont recall seeing many small contracts being taken. 50 or less. But they might.
Great point.Every time DVD takes a contract now, they lose $500 in CAF fees.
I think if you own at a restricted resort, having unrestricted points will matter more to you. Other than that, I think enough savings are still there and time on contracts for people to go resale on smaller contracts for the savings.
MS asks if we’d like to undo the transfer and I said sure. Neither of us really thought about 3 unused OTUPs or 8 borrowed points now remaining.
You got so lucky they are so crazy about that damn one transfer rule even for one point which I think happened to me and it was a hard no. I told them you just forced me to become a renter now and they didnt care so I did what I had to do to fix that.Tell me about it!
We went through a long saga over 1 single unrestricted point.
Have VGC 1BR booked for Sept on our VGF direct points. Later we decided to add another night but were short on points. Only VDH had availability -in the form of a duo and a studio for 33pts. That could work as a back-up for waitlisting. We call MS to buy 24 bogo OTUPs, borrow our last 8pts available on VGF, and transfer in 1 bitty point from our BWV membership.
So MS does the OTUP transaction, borrows the 8 VGF points, and transfers in 1 BWV point. She books the studio. Can’t get the Duo reservation to work. 10 minutes later we realize it because our BW is resale restrictedMS asks if we’d like to undo the transfer and I said sure. Neither of us really thought about 3 unused OTUPs or 8 borrowed points now remaining.
I sleep on it. Wake up the net morning and it hit me! We CAN transfer in the 1 BWV point and apply it to the VGC reservation, which would free up one of my unrestricted VGF points to complete the VDH Duo reservation
Call MS. They say I already used my transfer. Apparently even though the transaction was reversed on the same phonecall, it counted. Before I could say anything, the CM said let me see if my supervisor will make an exception. Phew! They did.
ONE stupid point lol
Aww that wasn’t nice of them. I know the transfer rules exist for a reason but how much difference does it make for an owner who is making one transfer, when they need to send over a few extra points between their memberships in the case where a small number of points got orphaned. You got so lucky they are so crazy about that damn one transfer rule even for one point which I think happened to me and it was a hard no. Goodluck! You never know. I’d try calling to ask them about best strategy… and maybe that opens the door for a nice CM who sees you are personally using all your many many points on your travel party and not a commercial enterprise. I feel like these commercial profiteers cause needing some of these policies to be so strict.also have banked and borrowed vdh points in my 2026 use year that need to be used because I didnt know I was getting this additional ssr so my plan is to book as much aulani as I can on the ssr contract and then beg for mercy on the borrowed points at vdh to be put back. I will ofc most likely spend them anyways before the uy is over so I will see whats available before crying to MS![]()
Yep punishing members that are using the product as intended is all its probably doing. The big fish who could care less about DVC seem to still be renting away. I did bring this up at a board meeting but I only addressed it to a higher up after and not during the meeting and perhaps I should have done it during. Its seriously the one thing about dvc that I really really dislikeAww that wasn’t nice of them. They say thats what the transfer rule being enforced is for to curb commercial renting but I just dont see that happening. And yes for anyone about to correct me, I know they never had to be lax about this, but they can be as they were before and tightening it up thinking its somehow curbing commercial renting is silly.Goodluck! They are trying to curb strip and flip. Which yes in the end results in commercial renting. They say thats what the transfer rule being enforced is for to curb commercial renting
No idea why they dont just cancel some big timers reservations to send a message. It is clearly stated in the rules so they would be in their rights and the good owners can be happy knowing something is being done to ease their headacheThey are trying to curb strip and flip. Which yes in the end results in commercial renting.
