NEW Rejected Offers Thread

Resort: AKV
Contract size: 110
Asking: 115
Rejected: 95

Countered @ 100, decided to pass for now.
Depending on contract particulars (which I respect we can’t discuss) I would say this seller is more reasonable than average…but with contracts dumping lately, I would be wary to buy something that wasn’t exactly what I wanted and knew I would be holding on to for a long time, unless it was an incredible deal.

I mean, they are awesome points though! This week at Poly has been nice but I have missed the BCV convenience many times.
I am at a work conference at the moment and I sat next to someone from NJ on a bus on our way to a “team building” event.

He asked if I was going on any vacations this summer and I said Hawaii and Southern California (no need to fly the Disney flag too high with someone I don’t know).

I then asked where he was going and he said Florida for the 4th because his parents and sister are there. I probed a bit more…. oh… he’s flying into Orlando before going to visit family…. boom… they go to WDW every year…. ok… we can be friends now….

Where does he stay… Swan and Dolphin because of Marriott points….I check the rates of what it would be for our upcoming March trip… Swan is SOLD OUT. Dolphin traditional guest room with EPCOT view is $433/night. Beach club studio points for that night…19 a night. BWV P/G view is 20 points a night.

So… even at these “sellers are greedy!” rates… they still look pretty good compared to cash…

I did have to break it to him that Shula’s was closing…. better to learn before hand then when he arrives….

Yeah, this is why studios are so hard to get at the Crescent Lake resort, they are often worth more than $20/night equivalent at the Swolphin, let alone their home resort equivalent.

Just to throw out some more data: we needed to add one night to our check-out date because we decided we didn't want to fly home soaked in chlorine after scoring tix to MM at TL, able to add a night at the Dolphin for like $250 (cue Astro saying "yeah but you're in Orlando in August...")-- I have actually paid over $800 a night for a non-suite at the Dolphin over Christmas-NYE period... could almost have bought enough points to stay in a studio at BWV for that!

Also, we love Michael Mina generally and Bourbon Steak specifically-- this only enhances the value of our BCV points. ;)

So many emojis for this post…. I had to settle on just one…

I've never considered staying at Swolphin or been there, now i am curious because it sounds like they have some nice signature restaurants there!

Okay my peeps. Question. I have only ever bid on a DEC contract once and I was my first contract so I didn’t really think about this at the time. I cannot wrap my brain around this for some reason re: dues.

Dues are paid January 2025 are those dues for 2024 points or 2025 points? Remember Dec gets 2025 points when the year is almost over.

DVC treats all members equally, no matter what their UY is---everyone who owns at a resort pays Dues for a calendar year.

The resale market tends to associate a year's dues with "that year's" points. Which is not how DVC treats it, but that's the convention. So, most people in the resale market tend to think that hte 2025 Dues are assoicated with the "2025" points, which for DEC UYs are valid for stays from 12/2025--11/2026.

The reality (at least how brokers market it) is that you can start using (by borrowing) starting 12/2024 🤣
But honestly, if you ever decide to sell, the pricing is the same (if you bought slightly lower, you sell lower). If you are going to hold it until it expires, as long as you are able to book and stay during the last December, you don't get less points in total🤣

Resort: BWV
Contract Size: 170
Asking: $115
Rejected Offer: $100

Rejected with full price counter. Broker was very nice and offered to help negotiate. I had a busy morning and by the time I responded with an alternate offer it already had another offer accepted.

Again I know 100 is low. If this had been 100-150 points my offer would've been stronger. The hunt continues.

If nothing else, this shows us there is still some market for BWV large contracts above $100.

Yep. If anything it makes me happy Im not in the minority for wanting to own BWV even with its 2042 expiration. If I had decided to sell my CCV I would be offering 110-115 but at this point it's more of a want purchase than a need purchase.
