New Purchase vs. Resale Purchase

I am looking for advice and comments on purchasing directly from Disney(SSR with incentive). I would also like to compare this with a resale purchase from a current DVC owner. Any thoughts?

For me, a lot of the choice would come down to where the resale is.

Welcome to the DIS and our little community of DVC!

Direct from Disney is best if you want greater flexibility on use year and contract size or need financing. The DVC guides are low pressure so don't worry about picking up the phone to call and ask questions.

There are no differences buying resale in your rights or obligations. Remember that resales have closing costs while purchases direct from Disney do not. So figure the greater of $350 or $2 per point for closing costs when making an offer.

If you're looking at buying into SSR it might take some time to find a resale contract to beat the current incentive.

Keep in mind if you buy direct from Disney you'll receive the 2005 points and then will get your 2006 points when your UY comes around.

We started the purchase of a 100 point SSR resale contract in Sept before this incentive was announced. With closing cost we still paid $83.97 per point, with no points available until Feb 2006.

Our family enjoyed SSR last October so much we decided to add on to our contract direct through Disney with the current incentive. We'll bank the 2005 points and plan on going again next fall.

If you're looking at buying into any of the other resorts resale is probably the best choice.
