New Incentives

I know the answer to the closing costs question: Disney will pay if you are already a member. :)

Thanks! Is this true even for split contracts, and true even if the contracts are split between two different resorts?

Any notion if you can still get applicable incentives for 100 points if you split those 100 points between two different resorts?? :surfweb:

I just added on yesterday-100 points at BLT. Here's what they told me:
My UY is December. I will not have any 2009 UY points until December 1, 2009.
I do not have to pay any 2009 dues until December 1, 2009. On that date, I will owe 1/12 2009 dues.
There has been some question as to whether you can combine the Visa deal with the other discounts. The answer is "no, you can not". It's one or the other.

Yes- it is true DVC covers the closing costs even for split contracts.

I don't know about getting the incentives for split resorts. I have wondered about that myself. :confused3

We did exactly that with our VGC purchase, and yes, we got the incentives for both of the resorts in question.

Aaargh . . . resistance . . . weakening. Can't hold . . . out much longer!

How can I NOT jump on 100 points now, if I trul can split 100 points into 50 at GCV and 50 at BLT, and still get the 100 point incentive (we'd take $8 off + 3-day cruise).

:yay:

It seems that the dec uy won't get as much benefit, if any, as other dvc'ers with june, august, sept, oct uy. I think the uy that doesn't get 09 points would be feb, mar, april (is that correct?). The best uy would be june, august, and maybe sept; these will get their points in 09 and pay 1/12 mf and get point refills in 6-9 months to use again for the 2010 uy. You only pay 1 and 1/12th mf and get close to use 2 years of points!

So for all the new potential vgc'ers, get uy's that are june, august, sept and maybe october! It's almost like getting free developer points!

All UY's are getting 09 points for BLT. Those with Feb, March, April 09 UY already have their points--they just have to wait until August 4th to actually use them (those many people have booked vacations with them already).

I have June UY for my BLT points and will get mine June 1st. Those who have UY's PRIOR to the opening of BLT, will pay 5 months of MF's. Those who have UY's that begin AFTER BLT opens August 4th, will only pay for those months (ie: September UY will pay 4 months, October UY will pay 3 months, and Dec UY will pay 1 month).

I am sorely tempted to buy a new BLT contract but I want a big one (really several 100 point contracts). I wonder if the deal is worthwhile for someone who is considering buying 250 points or more?

This is the deal I am getting for purchasing 240 at AKV.

240 points at AKL:

240 * $112 = $26,880
240 * -$10 = -$2400 (basic $10/pt discount on AKL)
240 * -$8 = - $1920 (extra referral discount of $8/pt)

New total cost= $26,880- $2,400 - $1,920 = $22,560
Down payment = $2688 (10% of the original $26,880)
Balance financed = $22,560-$2688 = $19,872

The cost per point was $112-$18 = $94, a great price

But why wouldn't you buy resale if you can get AKV for $89 pp?
Even with a high closing cost (600) you can still save 840.00.
I can see BLT thats seems to be a good deal at $96pp
But am I missing something?
I would think ROFR is around 88pp
I am not a dvcer yet, trying to get my ducks in a row and have as much info as i can!
Thanks

I would probably say:
No.... looking/waiting for the "Right" contract, general resale frustration, stripped contract, getting your own financing, lack of initial pts., closing costs are $3.50/$4.50 per pt., the "waiting", sweating ROFR, UGH !!:scared:

Hey...when she gets her member # in a few days...she'll be able to make ressies !! Yep...before she closes...Sweet !!:cheer2:

Because it is usually easier and faster to buy through Disney in most cases. When you buy through Disney, you have points available within a day or two. You can also buy the exact number of points that you want, the UY you want, and have it broken up into smaller contracts if you want. Resales are limited to what you see.

And, with Disney, you always get current UY points, which may or may not be the case with resale contracts.

For some, having points available to make reservations in days is worth a little extra money vs. waiting 4 - 6 weeks for a resale contract to close. And, if the contract gets ROFR'd, you, as the buyer, are back to square one.

Thanks Seneca!!! You are right, I am not one to wait around, keep my fingers crossed hoping and waiting!!!! I actually checked at the TSS earlier tonight and didn't really see anything.

That makes sense to me. I didn't know that you could make resies even before you close...that is a perk!
So heres another question then.
Can I do a new purchase say for 175 pts and split between AKV &BLT say 100 at BLT and 75 at ALV and still be able to get all the incntives?
Or would I have to do 160 at one resort and then add on?
I would really like to have 2 home resorts so we can make different loacations each time we travel.
This board had been a huge wealth of info for me! Thanks everybody for the great insight!

As a new member, they would probably make you get 160 at one of the resorts. I think existing members who are doing add ons have a little flexibility with splitting contracts.

But, you NEVER know what they will approve if you call and ask them. In March (and it could still be happening but not sure), they were allowing new members to buy in to AKL at the 100 point level, so if you called soon and asked if you could reverse your scenario (100 AKL and 75 BLT), they might let you do it.

Good luck!!

Yes- it is true DVC covers the closing costs even for split contracts.

Well, technically, DVC rolls the buyer's/borrower's portion of their closing costs into the loan but it's such a minimal amount ($300) that it's not going to have much effect on your overall payment.

If you don't mind me asking who did you finance with? How many years? What is your monthly payment? What use year and did you get 08 points? Sorry for so many questions, I am waiting for my guide to e-mail me back and I'm getting anxious.

I'm pretty much guessing that the Disney Visa (2 Free APs) deal is good for add-ons of 100 points or more. I've seen the question asked a few times and no answer has been given yet. I don't really have a guide as I initially purchased via resale recently.

Does anyone know if the Free APs deal is available on 50 point add-ons?

It just seems like too good of a deal on a 50 point add-on.

I'm looking at adding on another 50 points at SSR. I've seen some 50 point resale contracts in the $75 per point range....so, here's my math:

Resale
$75 per point x 50 pts = $3750
Add $350 for closing costs / overnighting paperwork, etc.
Purchase 2 AP's for about $800 after discount for 2009

Resale Total = $4900

Disney
$112 per point less $13 per point discount = $99 per pt x 50 pts = $4950
No Closing Costs
2 Free APs

Disney Total = $4950

Since the two are so close together, I'm figuring that they are not offering the free APs for 50 point add-ons....can anyone confirm?

Thanks,
Speed :teleport:

Make sure to add about $300 in closing costs if you buy through Disney as well (although you can roll the closing costs into the loan, if you finance through them).

Just to clarify, closing costs are only for new members (initial purchase). Add-ons thru DVC do not pay closing costs.

Not sure which one speedy is, but there is so much info flying that it can get confusing.:goodvibes

Ok I just re-read and speedy is an existing member adding on, so closing costs will not be assessed if he/she adds on thru DVD.
