New DVC Resorts? When? Where?

Hello friends,

When do you think Disney will introduce its next DVC Resort? Based on history...when were each of the other resorts introduced? How long to sell out?

I guess it largely depends on sales of SSR...I wonder what percentage of it is sold. Any educated guesses?

I would love a Polynesian DVC resort.

Where do you think the next one will be and where would you like it to be?

I am on the fence in joining. I like the extra 12 years at SSR; but I like the VWL; BCV and BWV idea of hotel + DVC combo.

Anyone hear any rumors in this regard.

Eagle Pines was announced prior to SSR, some very preliminary site work had begun. SSR got the go-ahead instead because the infrastructure was already in place from the Disney Institute, and Eagle Pines was put on indefinite hold. I don't really think there is enough space at the Poly to add enough DVC units to make the site worthwhile. However, Contemporary is a possibility, infrastructure is in place if they demolish and rebuild the North Wing. I really think they'll build Eagle Pines next, though, or try to get permisson to do something with the Treehouse site (doubtful).
 
When we were there in Oct. there was alot of construction going on at the Contemporart wings...I was hoping that it was DVC related....

Are you saying there is construction in the north wing? I had not heard that.

The construction in the south wing is simply renovation of the hotel rooms to the new look.

The DVC rumor calls for the north wing to be demolished. It would be replaced by a new, taller structure with a footprint he would also include the tennis courts adjacent to current north wing.

This would allow a substantial number of new DVC units. They would be close enough to the main building to allow Contemporary Villas guests to use the check-in desk, restaurants, and other services of the Contemporary Resort.

This rumor has been around for a while.
 

I spoke to my guide last week, and he said they have begun sales on Phase 3 of SSR. So, I guess we can figure that it is "2/3's sold". Sales started on SSR in early '04...so, I would suspect they will be nearly sold out by the end of this year.

So, when will they announce the next DVC? Who knows? It kind of depends on what the "next" DVC resort is. If the next resort is Disneyland, an off-property site, or even Eagle Pines, I would expect to hear the announcement sooner rather than later, as SSR would remain the most desireable resort for people visiting WDW. However, if the next resort is, in fact the Contemporary, I would expect that DVC will keep it as "hush hush" as they can, for as long as they can. I would suspect that the moment the Contemporary is announced, the sales at SSR would all but come to a stop (at least until the cost of points, and the required # of points per night for the Contemporary is announced...then, people might reconsider).

IMHO...the Contemporary is a good bet for the next resort. The idea of a 3rd park at DL is still being "floated" around (although DL does now own the property to do it). It is just too far out in the horizon to plan.

I think DVC certainly sees a value in having a resort attached to a monorail property, and the Contemporary seems a perfect place. This would be great not only for CRV owners, but also a great sales tactic for when Eagle Pines does finally come down the pike (and, I think it certainly will....and, it will be the size of SSR).

So, I would look for an announcement of CRV in early fall or right around Christmas (depending on how swiftly SSR begins to sell out). By then, DVC can raise the price possibly even one more time (to somewhere around $110 per point), and offer substantial discounts on SSR, and NOOOOO discounts on CRV (unless you sell them your 1st year's points back). I think SSR, in it's final phase will end up selling around $95 per point, and CRV will open, and quickly sell out at around $110 per point. Of course.....I am NO one, with NO inside information whatsoever....these are all just guesses on my part....but, you did ask!! ;)

Beca I'm on board with most of what you stated. Sales of SSR began in early 2003. We bought in November of 2003 and they had been selling SSR for quite some time.

In my opinion:

I believe that SSR is not expected to sell out until 2007. The next DVC will probably not be announced until late 2006 or sometime in 2007 and it will probably take 1 - 2 years to build so it is still probably a long way off.

Thank you Beca for this detailed response. I just cannot decide whether to buy in now or wait and see what comes about next. I ideally want a site with Grand Villas and the 12 year option and a resort that is tied into a hotel with restaurants etc.

What should I do???? What should I do??? :scratchin

There is a chance the VCR won't have Grand Villas (if it happens). There is a chance that EP won't be tied into a hotel (it sounded stand alone in the original press releases, but who knows - and if it happens). There is a chance that current DVC owners will be given an opportunity to extend their contracts. I think if you wait to buy until the perfect opportunity arises, you won't buy because there will always be the rumor of the next thing being more what you want..

I think the Poly is unlikely. I think AKL would be cool, but is also unlikely (Disney seems hesitant to disturb the animals with big construction). I wouldn't be surprised by Contempory, Eagle Pines, or offsite options.

when will people realise that SSR is so close to the restaurants os downtown disney,if staying at congress park its at 10 min walk

SSR opened in May 2004. I believe it went on sale in August 2003. That's what my documents say, and I bought right after it went on sale.

I think Disney won't announce the next DVC Resort until the price per point is high enough. I figure a price increase per quarter until the price per point is high enough to justify a hot new resort such as the rumored VCR/CVR. Add to that more points per night to stay there to even out demand. All JMO.
 
Eagle Pines is a previously announced (like back in 1999) resort over off the Eagle Pines golf course. When they closed the Disney Institute, the project was "back burnered" and they decided to use existing infrastructure to build SSR. Eagle Pines had a Spanish sort of theme in its original press release.
 
Eagle Pines was to be a free standing (condo style) DVC resort near the Osprey Ridge/ Eagle Pines Golf Courses (Bonnet Creek Golf Club), off the road that goes by Fort Wilderness. They had started some minor ground prep when the Disney Institute site became available for SSR. The Eagle Pines location didn't have any existing infrastructure, SSR could be built quicker on the DI site, so the focus switched to SSR, as they were quickly running out of DVC to sell.
