Need your advice. What would you do?

I have been looking at resale for the last several weeks and more specifically at SSR. I like the price point and the MF. I went to the Oakbrook store last night fo a presentation and because I wanted to see the BLT room. There was a small event there. They are selling SSR at $90 with no incentives but are giving all 09 and 10 points right away. We have a trip planned to stay in the cabins at FW. If I buy new they can move us over to TH for our August trip. I was looking at resale for our next trip. Is it worth paying an extra $20/pt to buy direct? You can get SSR really cheap but must of then are stripped. I need expert
advice... There is no way a resale contract can turn around in time for our late August stay..
 
Dh and I are in the same position. He wants to buy direct for the points, and I'm leaning towards resell for being frugal but I don't like the idea of buying a stripped contract either.
 
:) DH and I already had reservations at Pop for an Oct reservation when we purchased last June. The guide moved us over to AKV for our reservation as part of our sale. As much as I love AKV and as much as a Disney Freak as I am...there is something to be said for getting SSR at areally great price. Was it special to stay at AKV, yes but we would have had a wonderful time at Pop. You have to think of the finances and what is more important to your family....the trip you already have planned that will be just fine, perfect and fun or spend the extra money for instant gratification (and really that is the difference..and the price). I presonally think the SSR resale is a really smart way to go....especially if you already have trip in the works.

I think you will have a great time planning your 2011 trip with DVC. :cloud9:
 
:) My other thought was it will be expensive points wize to stay in a cabin again once you are DVC. I would enjoy the cabin experience and then do DVC.

You are right: A resale contract will probably take about 45-60 days to close, and that's assuming everything goes smoothly. And then, it will be virtually impossible for you to book a THV on points for late August. If you really have your heart set on staying in a THV this August, then you'll have to decide whether the $20/point premium in buying direct is worth it.

But here is another thing you should consider if you haven't already: Are you getting a UY that works well with your vacation plans? To get the 2009 points from Disney, you probably can only buy a contract with an August, September, October, or December UY. Would a February, March, April, or June UY work better for you? I would hate to think a person gets an August UY in order to get the "free" 2009 points but then plans on vacationing primarily during June and July. Keep in mind that you'll be a DVC member for many, many years. Picking the right UY now can save some headaches later.

Do the math, how much will it cost you resale bottom line closing, etc... How much will it cost you direct, how much is the FT Wilderness going to cost.... We bought SSR resale got 2009 points (banked) and saved 4100.00 total vs. buying direct at 97.00 per point. Prices for SSR have gone down about 4.00 per point since then. You should come up with an educated guess of savings buy writting it down and figuring it out. Another factor to consider if you do buy resale can you come back to Disney to use the 2009 points by 2011?

That is very nice, you were lucky. This is not the norm. From day of offer to being in the DVC system is usually not only 30 days total. Some are a bit longer, some are a lot longer. It will depend on a lot of things such as how quickly the sellers return the paperwork, to how long Disney takes to decide on ROFR.

None of my resales ever fell into the timeframe above. Just being realistic here for all the new buyers checking out the resale possibilities. :)
 
90/pt direct seems pretty good to me. I'm waiting for ROFR for 100 SSR points and if it gets taken by Disney (I doubt it), I would consider buying direct.

I'm sure you could find a resale contract that isn't "stripped" but it is less likely for you to find one that you like that is "loaded" (has 2009 points for you to use right away). How much do you think those 2009 points are worth? The market looks like 10/pt is a fair value ( less if you try to sell, more if you try to buy).

In April we went to Disney and considered buying direct because we would have been able to use the 'free' 2009 points instead of paying cash. That was essentially a 13$/point value for us so it made buying direct right away rather even with resale. We opted against it because we wanted to see the DVC before buying it, but I think it is a viable option.

So I would suggest you compare the cost of your current lodging at FW cabins, to the difference in cost direct and resale. In other words, is the cost of paying for your lodging plus resale greater or smaller than buying direct right now?
 
To me, if you are going in August anyway, it seems like a good idea to put what you are paying for that trip toward a DVC purchase.

We did that last year. We were planning on a stay at the CR for August that would have cost about $2000 for the room only. We bought in to BLT instead and used points instead for our trip. It was great.

I don't think that $90.00/ppt is a bad deal and to me, the time and ease of going through Disney is great.

If you own a Disney visa, you can put some of the purchase on the card and earn reward dollars. You would even qualify all or some of your purchase for 6 months, 0% interest.

Unless you are financing, this would be way to offset some of the cost as well. We did that with BLT and it was great not having to part with all the money for 6 months!

I don't know...my SSR resale add-on was also 30 days from offer to being closed and in the system. Don't underestimate that these sellers in resale really want their money, as most are selling for economic reasons, so they are more motivated than ever to get their stuff back in as soon as possible. I would think 30-45 days is a very reasonable expectation. Disney ROFR has been running almost exactly at 21 days in length.

No way I would pay $90 per point for SSR, and contrary to what OP has found, I think there are a lot of resale contracts out there with 2009 points available. (I see many contracts with plenty of 2009 points listed with TSS)
 
If it were me, I'd probably just go ahead and buy SSR direct. The difference in $20/point is "only" $2,000 per hundred points which is fairly insignificant over the life of your contract. Plus, with the money you would be saving by converting your reservation from cash to points, that (in my mind) weighs even more heavily in favor of buying from Disney. However, only you can make that financial decision. Wish you the best of luck, though. :goodvibes
 
If you go direct, I'd want that TH reservation promise in writing. They book out pretty early although they may be holding inventory back??? Anyway, if that's a deal-maker/breaker for you, be sure they can deliver.
 
Thanks everone for the great opinios. The guide reserved a TH for us, but I had her cancel it. The resale prices are just too good and since I got such a great deal for our FW cabin stay becaus of AAA and free dining that I can not even justify this by saying I could put my lodging dollars toward the DVC. After I add the dining plan with tickets it turns our I'm not paying much for the cabin. We will buy before our next trip via resale. Thanks again!
 
I think you made a good decision. Any time a prospective buyer is trying to do something to accommodate an upcoming trip, I get worried that they are focusing on the wrong thing. DVC is a long-term vacation purchase, and I think that's the best way to evaluate it..

And, as you've seen, often when you evaluate the options, you find other ways of accomplishing the upcoming trip that are better for your family anyway.

I agree. Take your time and you can find a good resale contract. We waited until we found one that had 184/200 pts for 2009 and all 2010 at SSR and we paid $68. We used ********** with ****. Let them know what you want. They have inventory that's not on the website. Hope is all works out for you!:goodvibes
