Yep - all part of the fun of homeownership in So. LA. Termite contracts mean you have to have your home inspected for termites 1x or 2x a year depending on where you live. You also have to have the slab area treated (pest control people handle this usually). Big issue because the Formosan termites can literally devour a house from the inside out in a matter of months.
Flood insurance - well, that should be self explanatory after all the news coverage. Believe it or not, it's only required in certain areas depending on your elevation & proximity to a waterway. Price is relative to flood zone area. Considering the amount of waterways in this state, it's almost compulsory.
Oh, and
while you're figuring your budget...don't forget about car insurance. We're lucky enough to have one of the highest rates in the nation! Happy happy joy joy!

I am having a heck of a time trying to figure out a budget.

I have a budget figured out up here, but I'm having a hard time trying to figure out one for down there. I don't know how much car payment, car insurance, taxes, utilities, etc are.

Basically I want to know how much I can afford to pay in housing but I don't really know till I figure out the others.
The only insurance I have now is renter's insurance. It's cheap...like $250 or something a year (but was about half that in Denver!)
As for flood insurance...you seen all those people in ND that don't have it...yet this is the 3rd time in 12 years they've flooded like this.
So this morning....after I had hit that snooze button at 4 (for 10 minutes), I woke up one hour and twenty minutes later at 5:20.

I had wanted to leave at 6:15 so I could be at work at 7. Well, I LEFT at 7...tried to get a cab. No dice. Caught the bus, then when I went to transfer to the train, I got stopped by the police. I had to have my stuff swabbed for bomb residue at the terrorism checkpoint. Then I RAN for that train because I was already running so late. I got to work at 7:40 and had a LOT to do, but got interrupted so many times that nothing got done. Somebody took a table out of my classroom, so stuff was all over the floor. It's still there. The building reeks of dead rat.
We have an assembly and during the assembly there's an announcement (at 8:50am) that the dismissal procedure will change effective today. This is the 3rd time they have changed the dismissal procedure this year, and they never tell the parents (or the teachers!) ahead of time. Whatever. There's also an announcement that we have a 2nd police officer stationed at the school. (We wonder what prompted this...it was a weapon last year that got us 2, which is one more than the standard-issue one officer.)
At 9:30, I leave the assembly because it's my prep; my class is left with Drama Queen, the art teacher. I run upstairs to finish the thing I meant to to at 7 ... the science fair project.

But I'm going back and forth to the office because my attendance paperwork is missing. On one of my runs, I leave my keys in my classroom. But first, before I can find the custodian, I need to go wipe up the water I spilled in the stairs from hitting somebody with a door. (Oops.) I get BACK in the classroom, finally finish stapling in the pieces, then leave (WITH keys this time!) to the gym - 3 doors down from my room - to drop off the board.
Somehow, in this minute I took, Drama Queen has now arrived from the auditorium with my class. She has to use MY classroom, not hers, because she is also missing a table. (Turns out they are all in the gym...) Anyways, by the time I get back, she is SCREAMING down the hallway to TWO different people about "Where is Ms Piglet?!?!?" and "DO YOU HAVE KEYS TO THIS ROOM?!?!? I CAN'T GET INNNN!" Like OMG shut up.
I let her in, she RUNS AWAY.

After a few minutes, she comes back and is panicking about do I have a piece of paper because she is allergic to markers.

I give her the paper then realize the principal is making yet another announcement. This time, it's about the bathroom on the 4th floor, about how "It's nothing serious even if you smell smoke."

A few minutes later, there's an announcement that "The bathroom has now re-opened after the fire." The WHAT?!?

In between all this, some lady keeps coming in to drop off the school pictures that came in, then she wants to know "how many kids DON'T have pictures." All I can think is Please. Just. Leave. Me. Alone.
By that point, it was only about 10:00.

THANK GOD the day got better from that point on or I would sooo not be going in tomorrow!
Ooops...that got a bit long. Sorry!
So tonight I'm just going to plan my trip for next week.
