thinking of a DVC membership...... I know some about the membership, but does it matter what resort your pick to buy? I thought you can use your points at a number of resorts. Do you get a better discount on points at the resort that you buy into?

I think it is best to buy points at the resort you like to stay in. This is especially true if you are able to make ressies at 11 months because you are only able to ressie at your home resort at 11 months. If you are unable to plan that far in advance and can only ressie at 7 months, then buy what is cheapest. You can ressie at any resort at 7 months. Disney right now is selling SSR and AKV. If you want one of the others or want to try and find a cheaper price for SSR, check resales at this boards sponsor, the Timeshare Store. The Maint. Fees or annual dues may be something to consider as well. They range from low $4/pt to the upper $4/pt.

Your home resort matters because you can make reservations there 11 months before your trip. You can make reservations at other DVC resorts 7 months before your trip.

If you primarily want to stay at the smaller resorts, such as BCV, VWL, or BWV, it can be very difficult to get reservations at 7 months out, at certain times of the year (early Dec., during the F&W festival, etc), since the owners at those resorts have booked at 11 months.

Since OKW and SSR are so much larger (and therefore have many, many more villas), it's generally easier to get the reservation you want at 7 months.

So, if you really don't care where you stay, or if you prefer staying at SSR or OKW, then your choice of home resort doesn't matter so much.

If work or school constraints prevent you from planning a trip more than 7 months ahead of time, then it doesn't make much difference where you'll buy, as you won't be able to use the 4-month head start at your home resort.

Also, take a look at the maintenance fees. They vary by resort, and you may want to figure that into your purchase decision. For instance, you'll probably see a bunch of VB resales out there, with attractive prices. But VB has the highest maintenance fees of any DVC resort, so any savings you got on the purchase price would quickly be eaten up by the fees.

The other reasons home resort is important:

Home resort determines the length of you contract. SSR has 12 more years on its contract than the older resorts, AKL will have 15 (I think).

As Lynne says, home resort determines what dues you pay. Dues vary by resort and you pay them for the resort you own, not the resort you stay at. So if BWV (with its expensive dues) doesn't appeal to you, its silly to pay the BWV dues. This is really critical if you choose to by resale and are tempted by the low cost Vero Beach contracts. Vero Beach contracts can be had for bargain prices, but the dues are higher than many of the other resorts.

If you want a Grand Villa, make sure you buy at a resort that has GV. If you want the BW view, buy at the BW. If you want a Beach Cottage, buy at VB.

...and if you want a retirement complex, buy Old Key West. If you want a dumpster view, buy Wilderness Lodge. If you want stained carpets, buy Beach Club. If you want a beach resort without a beach, buy Hilton Head. If you want to stay off-property, buy Saratoga. If you want to pay maintenance, buy Vero. If you want endless hallways, buy Boardwalk. If you want to smell elephants, buy Animal Kingdom...
