Hi everyone,

Due to unforseen circumstances, I MAY have to sell my DVC. How much do you think I can get if I sold, and what would be a good price to ask per point so that it'll sell and pass ROFR.

Do call The Timeshare Store (board sponsors, see ad just above your post). They can walk you through a complete sales estimate including their commission. Depending on how much you still owe, you might have to bring money to the table to get this done. Good luck!

I don't owe anything, I paid it off in full a year ago. I will call The Timeshare Store, but not until I'm sure I need to sell. Thanks!

You can also just to the TTS site and see if there is a contract similar to yours to give a rough price.

Another vote for the Timeshare Store. In the past year, I've sold two contracts through them and they have been excellent to work with in every way.
 
For the seller, ROFR is not of any importance since you will get the agreed upon price whether the buyer gets it or DVC takes the contract. As suggested talk with one of the resale brokers at The Timeshare Store and review some of the current listings to see what prices are being asked at this time.
 
Another option would be to rent out your points to cover your dues and give you some additional income.

Very good suggestion...especially if this is a temporary setback you think you will be able to weather. With no mortgage to pay, you should be able to pay your annual dues and obtain a small profit.

However, in spite of the "rental" drumbeat on here it's not always (or even often) a good method.

If you rent your points just to delay what really has to be done you are probably hurting your final sale price. You wind up selling 'stripped' contracts because you rented this year and possibly next year. Stripped sells for less. And if you have paid a broker to rent for you... it's likely it's cost you money.

The view on here is that "renting is the solution" but I don't think that's true in a lot of cases

In addition, I would add that the resale values at most resorts over the past year or so have declined. So, putting things off for a year could also effect the bottom line in what you get.

I know that BWV has come way down since I started looking in 2009. In just two years, it went from averaging around $80/pt to now in the high 50's, low 60's. That can make a big dent for someone who needs to sell.
