Would like to get information for all 2007 resorts. Added 11/14 -- Pam's thought to find out if what subsidies or guarantees are being probided by DVD

Please provide for each resort:

Ops subsidy/guarantee (per point):

Operating 2.8926 with subsidy

Do you also want to track the amount that DVD is subsidizing? For OKW they are subsidizing the Operating budget by $.1073 per point. There hasn't been a developer subsidy at OKW in many moons -- are they offering subsidies for the other resorts?

Why did this come back into play?
 
I'm not really sure. It says "in an effort to afford all existing Owners and current Purchasers with a fair and equitable dues assessement." It also mentions there is no guarantee the subsidy will continue in future years.

I think it may have something to do with evening out costs they might owe for the DVD owned units. I haven't read the legalese closely enough to be sure.

My speculation is that possibly has to do with shared transportation and perhaps even shared maintenance or other items between SSR and OKW that need to be balanced for fairness, especially with an existing subsidy at SSR (though smaller this year). It's possible also that they decided to do something different with the cost of the upgrades to the pool and the staffing of the pool. This would be a good question for the annual meeting.

Does that mean the figures included in the dues estimates (for OE) in this thread are being reported net of this subsidy? If so, that would mean dues actually increased by 5.4% and ~6.3% at SSR and OKW respectively, before the subsidy. No matter what the reason, the subsidy definitely helps soften the blow of the high property tax increase (nearly 30% for SSR).

That is correct.

It's also unusual that DVC pointed out the "low increase" in the dues -- I don't ever recall them mentioning the percent change year to year. Maybe they made a real effort to keep the dues increase low this year after several years of increases that were much steeper than the original years of DVC.

Let's add Subsidy, if any, per point, to the information and see what is happening.
 
I recieved the VB stuff today... (all figures rounded to closest penny)

Purchase on or after 1/1/96:
Total- $5.63
Operating budget- 4.33
Capital reserves- 0.65
Taxes- 0.64
Subsidy- 0.29

Purchase before 1/1/96:
Total- $4.39
Operating budget- 3.21
Capital reserves- 0.54
Taxes- 0.64
Subsidy- 0.00

Interesting math in my above post. The numbers don't add correctly for post 1996 amounts. :confused3

It's almost like they forgot to subtract the subsidy?? :smokin:

If I recall correctly this is the second year in a row that the dues increase more than the rack rate for most DVC resorts. I hope that this is not a trend. I may have to sell my contracts and rent points.
 
Since they seem to be mentioning the yearly % increase and the compound annual % increases, I'd be curious to see what they are for the various resorts.

OKW -- Yearly % increase - 3.7%
Compound annual growth since inception - 4.1%

Vero - Yearly % increase - 6.8%
Compound annual growth since inception - 6.5%

Vero (purchased prior to 1/1/96)
Yearly % increase - 6.4%
Compound annual growth since inception - 3.8%

I just got my BWV notice, the above is not correct. On the top of page 1, it shows Operating budget of $3.2539, capital reserves $.5765, estimated taxes 1.0208, total $4.8512 per point.

Then on page 2, it shows a developer subsidy of $.1154.

If you take $3.5138 - $.1154 subsidy - .030 Interest - .0133 member late fees - .1012 breakage income = $3.2539 operating budget dues.

Total dues $4.8512 per point.

I don't see the relationship between rack rates and point rentals. :confused3
