March 2023 Direct Sales

Incentives seem to be working - VGF outselling RR - people seem to go with the cheaper offering.
The secret poly initiative is behind the poly spike, I am sure AKL will show the same in the next few months.

The secret Poly initiative? What is that?

I and many others were called by our guides about 2 months ago with pricing for poly ad ons - I did not ask him to go on so I never got the details but there were modest discounts ( edit for larger add-ons) to the sold-out rate. But it was not advertised like the AKV one is now.

“The March point total was 27.2% and 16.7% below what sales have averaged over the last 12 and 24 months, respectively.”

While yes sales were up, but compared to worst month is a long time.

What incentives were different from Feb to March? The offers for direct are not great in my opinion, so not sure why the spike. I get like $750 off a $32,500 contract, yippe.

The Disney Visa offers - same as when I went in direct last summer. For 250+ it adds a big discount.

I am going to join soon and was likely going to use a Southwest Visa card for the air points.

Does the Disney visa really offer a big discount?

Disney visa offers special offers at time- it was like an extra $1250 on top of the discounts for RR if you bought 250 or more points. Then you got 2% more form the downpayment and 6 months interest-free.

But once you are done with a DVC purchase get rid of the Disney visa as it is not as good as many other cards.

I bought direct with the southwest card when they had a companion pass promo. Between the bonus points and the pass itself I’ve gotten about 12 free round trip flights to MCO so far. The pass expires end of this year and might plan one more flight in December.

To be fair, these numbers weren’t influenced by the APs.
Good point! Price per point definitely drives sales. I wonder how APs will impact sales while it lasts? Perhaps that specific wording on Sorcerers pass being available throughout the year for DVC members is deliberate marketing for direct.

Not sure what it will mean for VDH pricing. Another round of direct price increase or hold steady?
No way they take price again before VDH. No way.

It’s going to be the 2nd or 3rd most expensive parks resort per night in points for a standard studio (excluding beach resorts) but it will be $217 per point.

If VDH were to go on sale tomorrow then yes, I would agree with you. It’s also one of the reasons why I believe Disney might hold off as long as possible before selling. To wait for another round of price increase. I know it could also be other things too like not having enough CA license and etc.

Yes, but per their executives have a variety of demand levers that they know they can and will pull when things get soft. AP/MK is just one of them.

Of course, but just pointing out that sales went back up a decent amount from Feb and APs were suspended so that played no role.

I think we pretty much have clear evidence that price is the driving factor and that any resort will sell as long as DVD is creative in pricing, regardless of other factors.

Prices just went up in December and sales have fallen since that time, though this is at least in the right direction

More often the increase was closer to a year, but to raise base price only 6 months or so later, when sales are still flat makes no sense.

I think this is also why we saw the change to 100 points for new buyers. 150 in this economy may be just a bit too much.
