Interesting information! RIV went down. Could this finally give DVD some valid data to compare a resort with restrictions and one without? I think if they see the same thing happen to RIV in comparison to VGF in April when new buyers have a choice, maybe we will see DVD backtrack on some level of resale restrictions???

I think this tells them that current owners do not like the restriction. Crazy it sold that much and it was only current owners

We have to keep in mind that we are comparing a resort that has been selling for three years to a resort relaunching to members exclusively. The data is going to be skewed in VGF's favour. However, I anticipate that VGF will do very well with the public too and outperform RVA. It's unfortunate that DVC seems to shoot own goals when it comes to Riviera and I wonder whether their arrogance has tainted the reputation of their Epcot resort. IF VGF is significantly outpacing RVA, DVD need to have a meeting and do a bit of soul searching if they want this to sell. The initial plan for Reflections and the restrictions has changed post pandemic. Ultimately its Disney who loses if they don't make their product attractive.
 
I know. But, at least, we may finally have actual data to see how things shake out. We know that current owners were against them. But, now that new buyers have a choice, it will be an interesting few months!

Personally, I don't care as restrictions don't bother me. It will just be interesting to see if DVD looks at any change in sales and reverses or changes course in their strategy to make direct and resale different products!

I think they had a feeling about current owners. But, the next few months will give them more data on new owners, which, IMO, are the target.
New owners maybe the target but current owners bought more points last month. Seems they should maybe pay attention to that.
 
And many of the people who bought in March did not close in March (me being one) so the numbers are probably going to be brisk for April too as they get the tail end of the DVC only contracts processed. I just did my notary work today and the gal said she was booked with a ton of VDF to do.
 
I wonder though how many new owners will even know about the resale restrictions, and I'm sure the DVC guides will not be volunteering this information. I'm sure it will be in the list of disclosures, but I'm guessing that 90% of new owners will not have a clue about them.

I am sure they will..but if the new buyers trend the same way, then they have info that could cause them to change course.

Current owners are used to a different product than where DVD seemed to want to go prior to the. pandemic If they can hold new buyers then I see them willing to ride it out until more resorts are new and the restrictions go beyond RIv.

I personally don't care about the restrictions either as they will be my kids "problem" to deal with someday. But I think Disney would only lift or alter them in a way where they could save face. They almost missed their golden chance to do so with the pandemic as many many companies used it as a way to revamp some things without the usual critique from consumers. The fact they didn't hit the reset button (even though the resort was only on sale for about a year) when they had the chance makes me think they will HODL with these restrictions. If Poly2 ends up separate from Poly, I think that's the make or break for these and any future restrictions in general.

I agree and honestly, would be more surprised to see them change goals. But at least now we can compare actual data for sales at the same time!

Even more interesting to me is that the data reflects less than a month’s deeds for VGF - the first deeds were recorded on 3/15 - so 17 days worth of records v. 31 days at other resorts.
Next month’s numbers will be interesting since we’ll have data for the entire month for both Riv & VGF & VGF new member purchase deeds will start showing up as well.
However, I think the May data will be the most apples to apples comparison. The folks who’ve been waiting for VGF will have already bought & May will capture a full month’s worth of new buyer deeds.
If these trends continue, Riv. has been for sale for 3 years & is 49% sold* - so presumably will take another 3 years to sell out.
VGF sold 6% in the first half month - if it sells at a 10% per month clip, it’ll be sold out by this time next year. I’m not predicting that - but it’ll be interesting to watch the pace of sales going forward.
While members only VGF2 sales outpacing Riv. probably reflects members’ (including me) dislike of resale restrictions, I’m not sure new buyers care about resale restrictions. For one thing - do the guides even mention this to buyers? Even if they do, I wonder how many people buying their first DVC contract even think about restrictions that won’t impact their personal use of their points.

edited to correct numbers - 49% of the Riv is declared, as of 3/31/22 41% of the resort has sold.

While I had a contract that had passed ROFR last month technically I purchased RIV in March as a new member. My guide did not mention the restrictions in any way to me. Obviously I did know about them and considered their impact beyond my personal use of the points. But I see your point that many new members may not even know about them nor realize the potential impact on the residual value of the contract.
 
Our 4 yo son was the chief decision maker as a new member for VGF as MK proximity was key. Not sure how we will use points for 1 or 2 Bedroom with family or studio but restrictions were a factor for us also as wanted to explore DVC more and then be more flexible if we sell as I see many members on this board have reported. Another factor may be construction changes going on at VGF with theming and will see how that appeals to us and others. Still disappointed with incentive reductions for new members but my son doesn't really care and that's all that matters to us. Also hoping my wife and I can celebrate our 20th anniversary next year and VGF seems well set up for that. Welcome any suggestions for a celebration! Thank you!
