March 2022 Direct Sales

I think there are a lot of good new association arguments but I haven't heard one that I think uniquely applies to Poly and not VGF.

I'm softening on a previous firm belief Poly would be the same association. However VGF2 needed VGF1 for marketing and sales. I'm not sure how clearcut of a product a pure studios resort would have been. They really like co-marketing an aspirational room type like a grand villa.

Poly 2 on the other hand is full fledged. It doesn't 'need' PVB1 to be marketable as its own thing.

The irony is current VGF1 owners didn't seem to want VGF2, versus it sounds like current Poly 1 owners actually want Poly 2 added to their association. Meaning Disney will do the opposite. 😂

Don't get me wrong, I don't think the language is compelling either. For me, I just don't see any argument that would support a new association that wouldn't have also applied to VGF. I don't see Disney sitting around saying "new associations are more profitable and we really love those resale restrictions... but dammit that Big Pine Key conversion was so cheap that we're not going to bother."

Here is one that would apply to VGF being rolled in. Many have said building a studio only resort, like Poly, was not the best move for DVD. It was not repeated.

BPK, had it been a new resort would have repeated that mistake. So, It made sense to roll it into the current one, being that VGF was so small.

Poly is the opposite. The mistake is already there and sold out. No reason to fix it after the fact.

I guess I challenge the premise. The Poly being sold out sort of indicates to me that a studio-only resort WASN'T a mistake. People may have complained about it but they still bought it.

Yes..they did..but they got a lot of negative comments about it and people can regularly get in there at 7 months so doing it again may have made less sense.

Just saying it’s a reason to not have created a new association that would not apply to Poly tower which we believe will be a good mix of larger rooms.

There isn't any DVC resort that regularly sells out by 7 months (except perhaps for a very few weeks of the year), and that includes resorts with a full complement of villa sizes / view choices.

True. But I was more referencing that as a possible reason for why BPK was rolled into current VGF...which did have a studio problem...which is not the same as Poly (being all studios).

Doesn't Grand Cal regularly sell out?

Probably, at least more often than the WDW resorts, but even so, there is still some availability at 7 months for many times of the year.

VGC is very small and the only DVC resort in CA (until DLT is available). IMO, comparing DL and WDW is comparing apples and oranges.
