Hi everyone

When do the annual dues come due? Is it always January or during your USE Year?

If I were to buy someone Ressie's with an April Use Year that has no points left in 2004 and none banked for 2005 are they responsible for part of the maintenance dues in January 2005 or will that be my bill even though I don't get any points until April.

Sort of confusing, but it seems to me that I shouldn't have to pay a full years of maintenance dues in January.

I guess that is where negotiation comes in....
 
This is a confusing point and there really hasn't been any clear concensus on the answer. The problem arises because dues are payable on a calendar year, while vacation dates and points allocations are based on a use year.

Some believe that you pay in January for the points you will be receiving that calendar year. Thus no matter what use year month you have, dues for those points are paid in January. The feeling then is that if you get the points, you should pay the dues.

On the other hand, when you first purchase from Disney, they pro-rate the dues based on when you take possession. (Not on use year) If you purchased from them today (Apr), but purchase a June Use Year, you would pay 9/12th of the annual dues even though you wouldn't get the points until June. That kind of leads credence to the fact that dues are paid for the year you get the points.

As said, all is negotiable.
 
Payment of dues is negotiable when you are buying your points. However, once you are the owner of record, DVC will send the bill to you and you will be responsible for payment. If the account is not in good standing, you will not be permitted to check-in.
