Looking to purchase into DVC? Help!!!

We got a nice inheritance from a family member and after doing so "responsible" things with the money...we still have enough to purchase into DVC.
Resale or through Disney?
Expiration?
Any incentives through Disney right now?
What are the annual fees per point?

if you don't know.

then do you research - there are several people here who has internet sites about all the DVC resorts.

Doc has a very nice one - just go to his profile and click on his homepage.

Dean has one. Tagrel has one.

If you want one of the resorts had has been sold out - I would go with resale. You can still get a cheaper price. BWV, OKW, VWL or BCV - offsite at HH or VB.

if you want SSR I would buy directly though DVC.

since you don't need financing I would save money and go resalers.

Expiration for all resorts except SSR is January 31, 2042. SSR will expire on January 31, 2054.

Disney is offering an $8 per point incentive (minimum purchase of 150 points) for SSR. No incentives for any of the other resorts thru Disney- those are priced at $92 with no closing costs.

I would certainly consider resale as a very viable means to purchase any of the DVC resorts - but especially OKW, VB, HH, BWV, VWL and BCV since they are generally available thru resale for less than $92 even when closing costs are figured in.

I know a lot of people have had very pleasant and successful transactions thru resales but I find it very easy to just pick up the phone, call my Disney guide and let him know what I want....and just as easily I get a call from DVC, like today that said....."we just wanted to let you know that the transaction has closed and the points are in your account". I'm really not into the waiting for ROFR, did I bid too much?,too little?, how long is it going to take stuff. I know it may cost more but the whole idea od DVC is supposed to be pleasant and for me all that other stuff isn't.

Your dollars should go much farther in the Resale Market.

You will also have the satisfaction of knowing you've helped a fellow DVC member who needs to sell.

The only downside is time, with closings from start to finish running 4 to 8 weeks!

Bottom line, if you've got more money than time, buy direct thru Disney.

If you've got more time than money, buy a resale.

You definately need to research a little to figure out which resort you would want to buy into. Then consider how many points you would want to purchase. If you are looking for 150+ points, I would imagine that you could save a bit of money at any resort by purchasing thru resale. Just make sure you consider the current points available. A 150 point contract at SSR for 80-82 per point plus closing that has all current year points would still be cheaper than DVC direct (you'd just have to wait 2 months) however if it is a stripped contract, it could be cheaper/better to go thru DVC.

It is possible that BCV could be cheaper to purchase thru DVC direct (if they have availability). If you check the ROFR thread, there are some of those going for up to $90 per point. Then add in closing... you are likely at passed the 92 mark.

I'm not sure if the incentive of $8.00 applies to BCV, but I thought my guide said that it was only for SSR. At the sold out resorts we had to pay the full price.

The $8 incentive is only for SSR and for a minimum 100 point purchase or more. It's the full $92 per point for the "sold outs".

There are quite a few rumors and speculations. Some say that a wing of the Contemporary might be turned into DVC villas.... others speculate at the Grand Floridian or Poly or AKL. So, who knows.

Correction: the minimum purchase for a new DVC member is 150 points direct thru DVC, in which case you would get the $8 incentive.

For current DVC members, you can add-on at SSR thru DVC and get the $8 incentive with at least a 100 point add-on. At least that's what my guide told me when I asked what the minimum amount I could buy and still get the $8 off.

We too bought into DVC using money from an inheritance and we have absolutely no regrets.

One of the earlier posters recommended that you do some research into the DVC resorts before you puchase (that is if you don't already have one in mind). I totally agree partly for the oft cited reason that you will have the 11 month window for making reservations but also because you will be less likely to have regrets after your purchase.

I'm new to this board but....just did the tour and open house today and asked that same question The guide said they are estimating about another year and a half before they start the next one. I asked if they knew what/where it would be yet, and he said as far as he's been told, there are still 6-8 "front runners" for location (said nothing about theme)and a decision has not been made yet. Personally, I'm hoping for anything with monorail access....

NOW...back to reading and trying to decide.....

Resale or through Disney...Well, that depends. What resort are you interested in??? Disney does have some contracts for all the resorts, thanks to them exercising their ROFR for other folks selling contracts, so it's possible that you might be able to get something in a resort other than Saratoga Springs(the new one they are actively selling now). However, you will have more of a choice, and possibly at a better price, trhough a resaler. The only drawback with resale purchasing is that Disney has the right of first refusal(ROFR), so you may find the perfect contract at the resort you want and it has to go throught Disney first and they can buy it right out from under you. We purchased a resale several years ago through Pat Spell at The Timeshare Store and had a very good experience. You say you received an inheritance, so I assume that means you will be paying cash for it, so financing isn't an issue.

Expiration For OKW,BWV,BCV,VWL,HH,VBR the expiration year is 2042. For SSR the expiration year is 2054.

Incentives I don't know

Annual fees Depend upon resort. Currently between $3-$4 per point. We have a 200 point contract at OKW which costs us $64-ish per month and a 230 point contract at OKW which costs us $70-ish per month.

If they put a DVC resort on the monorail, just tell me where to sign. Honestly, that is probably the one remaining hesitation I have about joining the DVC. We just got back from the YC and with as much time as we spend at the MK, we realized that the monorail is where we need to be all the time. It usually took us close to an hour to get to the MK from the YC. Our son is in a wheel chair, which makes it more complicated & time consuming getting over there.

I would consider the VWL, but I've heard many stories about wheel chair bound people not being able to take the boat over to the MK, so we would be no better off.

So if they ever do put one on the monorail (i.e. this CR garden wing rumor) then we would be there the first day to sign up!
