Lightening strikes, but now I'm worried

It seems like we have been considering dVC for ages but for one reason or the other we never did it. Well, lightening struck today & the perfect resale contract we wanted became available. We immediately made an offer & its been accepted. What worries me is we already had reservations for December (my 50th bday celebration btw). If all goes as planned, I guess we close in 2 months? Can anyone tell me about my odds for getting a 2 bedroom at any resort for say the 2nd week in December this year? TIA!
 
Near to zero. That week is maybe the third busiest period for DVC, I think only the first week of December and Marathon week end are busier.
However if your stay is not too long and you're not too picky about in which resort to stay, with a waitlist or stalking the website to look for availability after a cancellation you could be lucky.
 
You could consider renting any points you are at risk of losing this year (if any) and offset some of the cost of the trip you have booked. You can always bank this year's points (once you get through the resale process) and have a nice trip again next year on points.
 

Your contract is for the future. Your cash stay for December is probably what you will need to use if your dates are firm for 2017.
 
Contract went off to ROFR today! Thanks for all the advice. You guys really know your stuff. We have 160 points coming in October, and 50 banked points from 2016. If the availability is just not there...I guess I'm going to have to look into renting some or all of them out. (oh boy, something else I've never done) Does the 50 banked points pose any additional challenges when renting them out??

Yes, you're going to want to ask the seller to bank them into the 2017 UY or else you run the risk of losing them. Your broker actually should have asked you if you wanted to do this. Not a huge deal, but it's a detail they should have picked up on.
 
OP From the way your post was worded I'm assuming the points were already banked into 2017 since you referred to them as "banked 2016 points". If so you can use them, rent them, etc for any stays between Oct 1 2017 and Sept 30 2018 (and combine them with your 2017 points as needed to complete a stay). If for some reason the current owner did not bank them into 2017 yet you need to have them do it asap. You will not have the contract transferred and access as the new owner until after the banking deadline on May 31st.
If however you mean there are 50 points that were already banked from 2015 into 2016 then those must be used by Sept 30th 2017 and cannot be banked again.

We will just have to see how it all shakes out. meanwhile I will hold onto my reservation at AoA for December. maybe we can do January with our points? ...but I would much rather do December. if ROFR takes 30 days, then I think we have ANOTHER 30 days after before we close?? so...that's a long time to be hanging out.... I guess I need to start reading the rent your points out threads. Again, thanks all!
 
One thing you could try is to rent the reservation you want. You ofc need to find it first. If you find it you could rent your own points.

There are other DVC sites where you can put in an ad.

That way you basically use your points to book what you want.

As you're planning on doing I'd just keep the AoA for now and once you have access to the system you'll be able to set up two different waitlists and also check to see if anything has opened up. Since you have quite a bit of time before the points expire there's no need to rush renting them but rather you can still attempt to use them.
