As I was sorting through our DVC paperwork I noticed that the add-on contract we did though Disney is called a "Deed" and the one we did through resale is called a "Warranty Deed." I am ashamed to admit that I don't know the difference. Also, once I have a deed or warranty deed validated by the Orange County comptroller along with my title insurance policy, can I safely get rid of all the paperwork from the purchase process? Thanks to anyone with the patience to help this uneducated DVCer.

Both of my deeds came from Disney and are labeled "deed" but do contain the same warranties that a "warranty deed" would contain. They should be the same thing just named differently because of different preparers.

As to getting rid of info, at a minimum you should keep the settlement statement, so that if you ever do sell you have proof of your basis in the property. I have kept all of the information as this is the legal agreement between DVD and me. Should any confusion/conflict arise, these documents would be the governing law/contract involved. Ours was organized very neatly by DVD so, I just put it all in a binder to keep. Of course, my life is overrun with papers, so you may not want to follow my advice.
