Late Summer/Early Fall Incentives

There isn't enough chatter about this. The cabins incentive history has been (at the 150 point level, before any other discounts/MB):
December to February: $30 per point + $1,000 Limited Time Savings ($225 Base Price) - $188 price per point
February to April: $22 per point ($235 Base Price) - $213 price per point
April to July: $24 per point + $3600 Incentive Value ($235 base price) - $187 price per point
Current offer: $30 per point + $4500 Incentive Value ($235 base price) - $175 price per point

It looks like there's finally a trend of them lowering prices to test for the level where people will start biting. At some point, it may become a cheap way to backdoor yourself into LSL (if you're willing to take that risk).
I ran the numbers in multiple scenarios and your purchase price could drop in half and it will still take you over 10 years to break even. It’s not just the high maintenance fees. It’s the low cash price Disney charges for the cabins. Anyone staying there this week with an AP is paying more for their DVC then they could’ve renting directly from Disney. That really affects your value.

Most of the cabins haven't been declared yet because there's been so few sales. This means there's an oversupply of cabins being rented out. This would theoretically go away once the cabins sell, and in the meantime, I doubt Disney is making a profit renting the cabins at their current rates.

Every time I discuss the cabins, I say "the status quo isn't viable". Something will have to change, so I wouldn't base my decision on current conditions. But there is *so* much uncertainty, for now, that my decision would be to make no decision.

I think D23 membership is only useful on expo years for extra chances to snag tickets.

Also at least at the expo you get discounts on merchandise (we do a lot of shopping) and gifts. We got a really nice pin from them free of charge last time.

For the lowest tier on expo year I think its worth it. With that being said, i didnt get any tickets during the expo (for the big night time events) and got them during regular sales so that wasnt needed there either. I was still happy to get the shopping discount tho since we like to shop!

Probably a stupid new person question but what is the difference in Premium, Preferred and Standard? I don’t recall our guide explaining this when we talked a few weeks back.
It looks like you are asking about room views? Those vary greatly by resort. If you are asking about a particular resort, there are resort specific threads that might help you. DVCers usually either want to save points and book standard (parking lot view) rooms or they spend the big bucks on the best views.
 
I assume you're talking about room categories - generally refers to view and/or location at a particular DVC resort. The Poly Island Tower or Bay Lake Tower would be good examples of this. Standard (or sometimes called resort view) will often be a low floor with a very basic view - could be of parking lot or a roof and sometimes you luck out with something that isn't really that bad (there are some BLT standard views that actually have views of theme park and fireworks, just on a low floor). Preferred is going to get you maybe a higher floor or view of the water/lake - at Poly I think it can be views of the golf course. Premium at those two resorts will be called "Theme Park" where you are guaranteed some sort of view of the Magic Kingdom and fireworks.

Of course, always best to do your research. I did an in-person tour with my guide at the Poly Island Tower 2 days ago. I mentioned to her some complaints about some of the room classifications, and she said she had heard that too and wouldn't be surprised if they re-categorize some of the rooms.
No not room categories. If you look at the new offers there is a premium, preferred and standard. Trying to figure out what the difference is between them. Since the down payment is an option on each that isn't it.
 
For the base incentives, Poly got better at the 200 and 250 point ranges but we will probably have to wait a couple weeks to see what the special incentives like AP, Visa, D23, etc. will be to know if this is overall better/worse but I suspect it will most likely be the same.
 
Incentives are up. From a quick look for the main incentive, Riviera got better and Poly got worse.

Here's your test case for restrictions and how much buyers care - can Riviera eclipse Poly with a head start of $14/pt more favorable pricing (for a purchase of 150 points)?

Looks like a big hill to climb relative to May....

I think if they're pushing Riv then Riv can outpace, but if they're pushing both i think Poly still

For new buyers, isn't it?
  • 200-249 points at PVB ($5 better, was $5 off, now $10))
  • 250-299 points at PVB ($2 better, was $9, now $11)
  • All others look to be the same.
For existing members, isn't it?
  • 100-124 ($3 worse, was $7, now $4)
  • 125-149 ($2 worse, was $7, now $5)
  • 150-199 ($1 better, was $9, now $10)
  • 250-299 ($1 worse, was $13, now $12)
  • All other look to be the same.
Excluding AP, Visa, D23, etc.

In addition to the $500 DVC discount, I used it this year to get tickets to the reserved showing of the Walt Disney animatronic attraction at Disneyland. Of course those tickets cost money, but I was glad to have that opportunity.

I agree we should see some sales improvements for RVA in the coming months. If VGF/RVA history is a guide, sales at RVA will pickup and PVB will slow.

I have been waiting to see @wdrl June data. I wanted to figure the sales pace of the last few months to see what that pace indicates for RVA to sell out. Using the average of RVA sales since it started selling wasn't matching the slow down. Made me realize if the slower pace wouldn't sell it before 2026. Of course, the significantly better price for RVA makes using the slower RVA sales for the last few months meaningless.

This may be the first sign that Disney was concerned with the pace and wants to sell it out before LSL starts. I emphasized may because it's something only a handful in Disney really know why they are making these decisions.

Ah yes we also used it for a discount on a tour of the Walt Disney Studios! Want to get my money's worth 🤣

Glad I made a deposit on 150 points direct at Poly last cycle when the AP discount was in effect. If they add further discounts for AP/Visa/D23 to this cycle, it will be a better comparison, but I'm with you - bottom line may not change much if they do.

Now, how long after the start of last cycle did they release the update with further discounts on AP/Visa/D23? Wondering if I can wait 60 more days to close on last cycle incentives in time to see them update this cycle with those discounts.....
