A nitpick I know but actually CPGV DOES need the roof work they just haven't the money to pay for it yet. The problems weren't age related or simply leaks/loose tiles but a fundamental error in design and installation. CPGV has decided to go with rather pricey repairs to buy a few years before biting the bullet and doing it right. If the design/install was done correctly those original cement tile roofs would have had a 25-35 year minimum life. They barely lasted 12. For now there won't be any roof replacements at CPGV for at least two years if the repairs hold. Cypress Pointe should have all their roofs completely replaced by early 2007 and, barring any disasters, not need to touch them again until 2030 or later.
