but when BCV and VWL went for the sale - the entire resort was for sale. So this kinda of makes me nervous.

Actually for both BCV and VWL units were declared into DVC in phases even though both were built when sales began. That is just normal when the intent is to make the whole resort DVC; they declare some units, and then declare others, etc. as sales progress. In fact, declaring 75 units for intial sales is actually very high and simply shows an expectation that sales will be brisk. Thus, if the report is accurate, it appears the intent is to make the whole thing DVC with a caveat: what you cannot tell is whether the total 281 units is the entire thing or only part of it meaning part might still be Disney hotel operations.

Also, having its own condominium association is normal for DVC. Every DVC resort has its own condominium association which was created at the time they made filings for the resort like the one for Kingdom Towers. The Association is charged with managing the resort but then it automatically retains Disney Vacation Club Management Corporation to do that. Thus, it does not indicate any separate DVC II.

Of course, I cannot speak to those likely 1,000 point per night rooms ...;)
 
This already exists in VWL for the most part -- short boat ride to MK. Better theming too IMO. Yet resales abound at $82 a point. Don't understand the big deal about CRV -- and sure as heck wouldn't pay more for it. This is pure marketing at its best -- take a "has been" resort and turn it into a DVC property, convince folks that the monorail is worth tons of extra $$$, and then 3 years from now resales will be at $8x a point like everywhere else.

There is a price point where DVC doesn't make sense for many folks -- and this may just be it! We'll have to see though, to be sure. Way premature to speculate. But why not?!

I woke up feeling kinda blue but now I am feeling much better! This is a dream come true for me, I've been so excited since I first heard the rumors and now it looks like reality. Can you imagine being able to stay in your own villa and strolling over to the MK in the evening, no rush, no busses, no lines to get to TTA. Heavenly. And then hopping on a boat for a wonderful ride, cruising to the other hotels ( making a transfer at MK?) having cocktails at the Poly, not having to worry about time. I'm in heaven! I've always loved the Contemporary, we were fortunate enough to have stayed there a couple of times with a MK view. Don't know how that happened and it was wonderful. I just can't imagine now maybe being able to actually own a piece of that particular magic, I'm so happy!!

No kidding.... not to mention the initial buy in...

I kinda doubt they're going to be marketing this with the "Membership can pay for itself with only 6 or 7 vacations!"

I get the sense this is outta my price range already....!

hey I love VWL - it is a wonderful resort.

but do you really think a DVC CR - kingdom towers - would not be even more wonderful. DVC has yet to build a bad resort.

It is not only the monrail. You can walk to the MK. You can't do that at VWL.
it has chef mickey's right there. also the views will be great. love vwl but wood views even with animals do not have the attraction for me anyway - of the MK or bay lake.

everyone is different. some DVC members will hate KT others will love it, some others may like, etc.

but it definitely sounds like DVC is trying to upgrade - but that really started with SSR and AKV. so really expecting KT to be pretty wonderful.
 
I hope they put in a concierge level with a lounge overlooking the MK. How wonderful would that be? Sign me up.

The higher point chart seems fair and reflects the demand for the product. It is more equitable than boosting the cost per point. This way all members pay more for the high demand resort, not just those who have CRV as their home resort. I'm sure Hawaii will be in the same situation with possible the highest point chart for all of DVC. Did any one actually think they were going to be able to get the same type units for the same point values as the other resorts?

Well, I do hope the point chart and unit price won't be too high, of course. But I am still so excited I can barely contain it. I love the Contemporary. I love the theming and have loved it since I first saw it in the 80's. I can't wait to see the new Tower rooms, hopefully they will have a real Jetson's feel to them. The current refurb'ed rooms are gorgeous and very comfortable IMHO. For me, the monorail access doesn't mean much, it's more the ability to walk to the MK that is alluring. I think that is why I love BW so much, being able to walk to Epcot in the evening is wonderful, not to mention the other hotels, the Boardwalk and DHS. I just can't wait for this to happen :)

Having said that, I adore VWL. I wish I would have bought points there when they were first available. I still might consider a resale there, but I have to sell my Vero first. I love the resort, AP is my favorite restaurant in all of WDW and I love they fact you can hop on a boat to the MK. I hope to stay there one day :)

Kingdom Tower - I think I may make myself sick thinking about it!

You and me (who will likely never buy at KT -- I assume that will be its abbreviation) and many others think along the same lines in that for us this is not a big deal. However, I do not think we make up the majority and I believe this is going to be a bonanza for Disney for add-ons and a super bonanza for sales to new members.

That would be a great experience....

...but I can easily see that pushing up to 125-175 points a night. AKV's concierge 1/2 BR on F-S is 90-122 in premier and 69-94 in Magic, and that's without a monorail....

That's a lot to pay for a view, some cocktails and a newspaper.... but for many I'm sure it'd be worth it!

It seems to me that it would be a part of these same filings that led to the article. Or did I miss something somewhere and do we already have a chart??
 
Yes, it would all be public record but I I don't believe that agency puts its records on-line and thus you probably need to go there to see them. Note, that agency does show on-line whether a license has been approved and my check there shows Disney Vacation Development Co. has in fact gotten an approved license, as mentioned in the article, for the "Kingdom Tower Resort." Thus, I guess the acronym will be KTR not KT.

not sure - they claimed the reason the AKV point chart was so late - was it wasn't really.

so maybe Disney might fine toon it like AKV before they lease it to us.

And so what does this mean exactly? Will they pay a condo fee instead of maintenance fees? What does the creation of DVCII mean to existing DVCI owners?
 
My guess is that we'll see a formal announcement from Disney fairly soon, either at or around the time of the shareholder's meeting next month.

Also, the link to the license states that the license expires Jan 1 2009? So we'll most likely have sales start before then.
