That's true for new resorts, but what about resorts that have been muddied by Disney ROFRing existing contracts?

Like isn't the pool of direct points at Poly "tainted" by the fact that some of those points have been out in the wild and then bought back by Disney through ROFR? In theory you might be purchasing a deeded interest in something that somebody else once had a claim on even though it's a direct purchase.
When points are sold resale, the contract is getting a new owner. When points are rofr’d, the points go back to DVD’s pool of points where only new contracts can be written. I’m trying to find the actual terminology. There’s a mechanism along the way that cleans points acquired rofr before selling direct again. Have you ever heard of lien issues on direct points that derived from anywhere beside the original current owner?
 
What’s the view on waiving title insurance if buying Poly directly from DVC?

I have waived the title insurance on all my direct contracts.
I even had to send two of the contracts back to remove the title insurance charges that they accidentally left in.
(Yes, I actually read every line of every contract before I sign, and caught the errors)
They were fine with correcting the contracts and it only took a day to do, if I remember correctly.
As each direct contract is a brand new title, there is no way for it to have any type of lien on it, or issues with any of the points already being used, banked, borrowed, or in holding.

When DVD takes back the points, the original contract is dissolved, and those points go back into the available points for sale again. There isn't anything they are doing to them to make them "clean".

When DVD takes back the contract, you have to wonder if they issue themselves "title insurance" to ensure no one can come back at them for the contract they bought...since its no different at that point than you or I buying a resale contract. My guess is that DVD has their own "title insurance" in place for these situation, or more likely, the person who is buying that new stake in the unit is ensuring no further issues...and of course, we would not ever hear about it because 99% of direct buyers buy title insurance.

Thanks for posting this. Interesting. But I gotta say, I'm not loving the vibe. Except for the view--which is spectacular--I think I prefer the Longhouses.

I actually like them a lot more than I did from that very beige YouTube video 🤣 but am still very happy we didn't wait to add on points here (for now). The VDH one bedroom feels very small to me and this one looks almost identical in size. It will be interesting to see square footage once confirmed.

With cash bookings there are no lagoon view for island tower. Lagoon view does exist for the longhouses.

It is possible for things to be a new category when point charts come out. However, anyone who pays cash for a theme park view that is classified as lagoon view by DVD is not going to be happy.

Yes, perhaps the views they are referencing include the entire resort, which would make sense (I suppose) given it is the same association. A bit odd to include it in a model tour of the Island Tour rooms specifically though.

Thanks for posting. The 1 BR seems small to me and like you, I thought it had a similar layout as the VDH 1 BR. I’m trying to find the sq footage of some of the 1 BRs.

I am very picky now with traveling with adults that the 1 bedroom does not have many charge ports. Even the bed under the TV does not have any charging that I could see next to the TV. Hopefully when rooms become available we will see if they add any more plugs

It's nice that there's a 2nd bathroom in the 1 bdrm, but it sure makes the bedroom cramped. Barely fits the bed and 2 nightstands.

We had issues with this in the past, and honestly even when there are multiple plugs the contacts get loose inside over time and the charger will not stay connected. I ended up buying a travel charging block off Amazon. It converts 1 plug into 6 plus 2 each of USB A/C. I usually bring one for the master and one for the living room for our kids to use. They dont take much space and I pack in a carry on to use in the airport if needed.

They have been a game changer.


We stayed in a newly renovated BWV 1 BR in SEP and half the plugs were already not working.

I agree it is odd they included it.

Something else I noticed is the Keurig in the room. I believe the PVB longhouses still have the older coffee makers. If so, I hope they realize all of PVB should have the Keurig models.

We do the same but just leave them in the owners locker. We also found this thing on Etsy that would charge 4 MB+ with one usb cord that we keep in there.

So many electronics are needed now I don't have enough cords to charge my paper map...

This is the way. They are lightweight and easy to pack. I collect everyone’s MBs at the end of the night and plug them in. A quick search for usb hub or usb dock will show you a billion options. They are lightweight and small. Add a little zippered bag to keep that and all the cords it and your good to go.

It’s nice that 99% of direct buyers are buying title insurance as extra insurance but what is it actually doing.

If DVD has their own title insurance buying back points through rofr, that’s going to prevent most issues, and for rare cases outside that I don’t think DVD would let that fall on the new direct buyer. Could you imagine somebody buying direct and having lien issues. I just don’t think there’s any way Disney would let that happen to their DVC brand.
 
I don’t understand how there could be a lien that isn’t file at the comptroller’s office. The literal action of filing the paperwork is what triggers the lien. No paperwork, no lien. You buy title insurance when a third party that you have no control over is doing the title search. Just incase they are idiots. If Disney has their own in-house title department, how could there be a mystery lien.

Following this closely because I might buy a small direct contract instead of a larger but still small resale contract. Not having to pay title insurance and whatever other costs there are on resale contracts plus the lower dues over time may make the direct contract not as bad even at $205 a point.
Not exactly sure yet if 25 points is enough but if it is that might make more sense than buying a 50-point resale contract.
I would buy at SSR.

Possibly no issue but who knows if DVD would cover title issues for a buyer who declined it in the first place.
I agree the chance is slim, but for us, it was enough to spend $180. Peace of mind was worth it.
