I finally found this thread again and am stopping by with a long-overdue update. Its good to see that some of you have had success. As for us, theres good news, and theres not-so-good news.
First, the good: After 11 months on the market, two different realtors, well over $200K in price reductions, and two failed escrows, our house finally sold! The offer came just as wed resigned ourselves to pulling it off the market and moving back in. The buyer even wanted a really short escrow.

After a year and a half, we are finally free of the financial burden of paying for an extra house. Problem solved, right? Nah.
The not-so-good news: Were still renting, but no longer want to buy, the house were in (long story involving scary domestic violence issues next door). Our landlord put it back on the market, unannounced to us, then gave us a 60-day notice.

The market here is incredibly depressed; many homes have lost 40-50% of their value. Apparently no one else is looking at houses this one has only had 3 showings in two months. Very few properties are listed, most of which are either long-abandoned foreclosures or short sales (including this one) in undesirable locations. Basically and I certainly understand this from a sellers viewpoint no one is selling unless they have to.
Weve put an offer on the best bet out there, but as its a short sale, we wont know for a couple more weeks if the bank accepts our offer. The house is great, and we really hope we get it. Its hard to believe, but there is nothing else worth buying in our price range. Many of these places are literally falling down. We dont object to buying a fixer, if it has the potential to be a good home. Weve done that before. But everything weve seen needs at least $200K of work, which we cant do after taking such a hit on our own sale.
So, even though our old house has sold, were stuck with nowhere to go.
