Hit the ground hard Feb 1st with your house. From what I can tell if you don't have it sold by April it is tough sailing.

I don't know else you can do other than offer realtor incentives. Our realtor got a 6000 incentive thru the builder. That was pretty sweet for him.
 
well I almost feel bad.....but we accepted an offer yesterday, after 10 days on the market. We are happy with the price 12,000 less than asking, but still covers what we needed. We have inspection tomorrow....so we are still holding our breath a little.

Things must get better for everyone !

Next door was only on for 3 months from list to close. I am hoping their luck rubs off on us as well. They got their asking price. $257000 for a 3300 sq ft rancher with a basement.

Our realtor said that this is a really popular neighbourhood still and we are not on a busy road so we have that in our favour.
The problem is there arent any comps because the people before really over improved. We are one of the largest houses in the nighbourhood with no basement. Plus they added a 700+ sq ft master suite with top of the line fixtures, jacuzzi tub and a massive glass block shower. So hopefully it will sell soon we have to be on our way to Denver!

We are still moving to the sale. The septic was pumped, all the furniture is gone, the leaves are all cleaned up. The closing is currently scheduled for 19 December.

I have never done anything so stressful. It is so hard to see the house I grew up in picked apart over trivial things and to empty it of everything. It's taken every bit of backbone that I can muster up. It helps to remind myself that I'm not the first nor will I be the last.
 

We had on Open House today and it was the best one we've had since we went on the marke a month ago. We had about 15 couples through and had 2 that seemed very interested. We also got a buyer out of our Open! Yeah!! business has really picked up for us this last week, we had two sales and got another listing. So it looks like the market is picking up. I wish our own house would sell though, that would be the BEST!!! Here's the link to our home - send me a buyer!!!

well we have decided that we are going to wait until the first of the year to put it on the market.

Dh has 2 1/2 weeks off for the last of December and we arent going anywhere so we will spend that time getting the house ready.


Still havent gotten the relo package yet! UGH
 
With the interest rate drop everybody get on the stick!!!!

I know we are going to do a refinance. We had bought this house on a ballon note, which we planned on changing when the rates dropped.

Is everything still on track...if so, you are down to countdown with your closing approaching.

My dh is trying to talk me into listing our home for sale. I am not too interested at this point after going through the "For Sale" process on my mom's home. Fortunately, our neighborhood sells really well....not as well as a few yrs ago and the prices have definetly dropped by several thousand. His reasoning is that we could buy a house at a reduced price if we could sell ours for a decent price.
 
We bought our house for $64k in Oct 2007 in Western New York. Then we had job issues and my husband found a new job in Kentucky. We put our house on the market mid May 2008. And we moved to my mom's in Aug 2008.

Sometime in Sept we had a verbal offer that was not good but would have sold the house. The lady went to work Sunday night with plans to sign the paperwork on Monday. Wouldn't you know it, she broke her hip and was gonna end up on Worker's Comp & Disability and couldn't buy a house.

This past week, we finally got another offer for less and they was closing cost concessions. We've accepted but it's going to cost us about $10k cash to pay what we will still owe and closing costs. And since it's taken so long we'll have to borrow that.

But I figure paying a couple hundred a month for that is better than three times that for a house 16 hours away.

Know we just have to hope that all the rest works out till Feb closing. She's waived inspection. But she's going for an FHA and that worries me. In addition, the house has been winterized since it's empty and they need to prove the plumbing works before xmas so we'll have to dewinterize and rewinterize. Sucks.
 
It is done! We couldn't get together for the closing so I went on Wednesday, 17 December. DH and I spent the entire day cleaning up the yard from all the limbs and branches that the ice storm had broken off, then went to the realtor's office and signed all the documents, left the house keys and garage door openers. Today the buyers came in and did their portion. The realtor called me at 1:30 this afternoon that all was complete. I am relieved that it is over, my responsibility to the house is finished, but it was pretty sad for me to leave it on Wednesday. I know I'm not the first and won't be the last to deal with a family property, but it's still gut wrenching.
 
Congrats.....there was one final twist in my story....after the inspection the buyer asked us to replace the roof (which passed and does not leak) and the hotwater heater (maybe 12,000.00?). We really bit the bullet and countered back "as is", and was sick to my stomach for another 48 hrs. She countered with pitch in $1,100.00 to repair the roof and buy a $300 warranty. Needless to say we jumped on that and the closing went forward.

Congrats! It is a tough market out there. I was also dealing with my late mother's property and that makes everything doubly hard. It was hard for me to walk out of the house the last time, but I realized that the empty house was just realestate and it was Mom that made it a home.
 
I'm jealous of everyone out there selling their houses! We are desperately trying to sell our house right now and things are tough out there! I am hoping for a wonderful Christmas present- the sale of my home! Keep your fingers crossed for me! :santa:

Fingers crossed. We are still trying to sell ours and our contract renews this month. We actually were scheduled to have a showing yesterday, but when I got home nothing look out of place at all and no one had left a card to say they had been there, sometimes they do that. There was a message on my machine though saying that the realtor was running behind but she was still showing today, so I don't know. I guess I will hear something next week as my realtor usually calls and tries to get feedback from the ones showing.

Wow thats great Judy!

Im going to see if the company will pay for a home warranty.

We found out they do NOT guarantee the sale of the house but the take care of everything else.

So we are busy right now packing up the extra clutter so we can list it in a week and a half :scared1:

I hope we will be able to get in on it by the time we are ready in Denver too
 
Chris2597, you are so right. The last day was really hard, walking through the house with nothing in it. I did a video and then as we drove away I took one final picture - snow around the house and smoke coming out of the chimney, which looked nice, but it still was pretty sad. I am very relieved that it is finished. Time for someone else to call it home.

Good luck to everyone else out there trying to sell their homes. I hope and pray that 2009 is good for you all.
 
My parents are due to close on their house the end of January. It's been a long 3 years since they first listed it. The house is a steal with 9 acres, a barn and a 5,500 sq. ft 5 bedroom 3.5 baths. They actually took it off the market mid-summer after my dad had a quadruple bypass. A couple that had looked at the house a few times came back and made an offer. Dad's getting about 20% less than the asking price but they really need to downsize. We are working on finding them a place to rent in the neighborhood. They are looking at buying a lot and building a house that will fit what they need. We did look at our next door neighbors house but he wanted way to much for it. It hasn't been listed for sale and I just happened to mention to them that Mom & Dad liked it. Worth a shot but he wants considerably more than market price for it.

Moving them will be a challenge. I think Dad is going to hire a moving company due to the snow and they have so much stuff!
