Is there a thread for people selling their house?

What a day!!! I got a call, early afternoon, from my agent. She signed with a new company this morning. Part of the deal was that they would buy her listings from the other agency. The new agency (Coldwell Banker) wanted her enough that they bought all her listings! (She is a million dollar seller).

Sis and I went over after I got off work, and signed a new contract with her. We got a new sign in the yard. When I was on my way home I saw another of her former listings with the former agency with the new sign in the yard.:)

From what I am able to gather, the former agency is having financial difficulty and it's bad enough that the local paper is not accepting ads from them!:sad2:

Our house is going to start to get advertising again. And the best part, the agent said she is already starting to get calls about our house!

Well, we've lowered the price on our house for the third time, for a total reduction of $96,000. We have now gone as low as we're willing to go. We've gone below $350,000., so our agent believes the price will generate interest from a whole new pool of potential buyers. The new ads went out earlier this week, and people have been calling her about our house.

We actually had two showings scheduled yesterday. That's more than we've had in a long time. Well, the first couple loved everything about the house, but they couldn't figure out how to arrange their bedroom furniture in the master bedroom. The master bedroom is huge. However, two walls have windows and one wall contains two, very large his/her closets. The closets expand the entire length of the wall. The agent said the couple would have to get back to her.

The second showing never happened.:sad2: Apparently, the people were involved in an accident on the way to the showing, and had to have their car towed. Nobody was hurt, and they plan on rescheduling.

Seriously, I'm beginning to wonder if we're really meant to sell this house.:confused: We've had people schedule appointments and not show up, we've had two separate showings not get past the driveway (house wasn't close enough to the beach), people saying the bedrooms are too big (I never thought that would even be an issue:confused3), we're too close to the woods and/or too close to the road, and one couple didn't want a pool (spent over an hour looking at the house, and knew before the showing that we had a pool:scared:)

We keep telling ourselves..take it one day at a time...one day at a time...it only takes one person to buy the house...one day at a time...:scared::):upsidedow
 
Well I'll chime in too since I havent for a while. We've had a few more showings of late. One couple offered us 30,000 less than asking price. We didn't take it as we already had dropped quite a bit and cant go any lower. We had another showing this morning but they really didn't stay long, so I doubt they were very interested. At this point I think we will be taking the house of the market when our contract expires. I would really like to downsize into something more affordable but I guess we will stick it out if we have to.

I have a year lease iwth tenants that want to paint and change the carpets at their expense with my approval. I have easily covered my expenses on the property plus some.

Disappointed to not sell - but it was a good option for us while hopefully the market stabalizes.
 
At this point I think we will be taking the house of the market when our contract expires. I would really like to downsize into something more affordable but I guess we will stick it out if we have to.

We've decided to renew for a few more months. If it doesn't sell by the end of July, we're taking it off the market. Just an awful time to sell a house.:sad2:

We've decided to stay with the contract through the end of July. If the house doesn't sell by then, we're going to look into renting it. We mentioned it to our real estate agent and she informed us that she already knows of several people that would love to rent our house. So, that may be the way to go these days.

Well wish me luck. We have another showing tomorrow morning. Maybe its the same people who were here on Friday. Or maybe another couple all together. Either way maybe this is the one....

UGH I am canning my realtor! She refused to show our house this weekend because my house "wasnt up to their standards"

She even sent me pictures.
I was amazed.
Tell me if I am crazy but to not show a house for these issues makes me really angry. Keep in mind that the house is almost 3300 square feet. Everything was spotless (all bathrooms, the kitchen the porches) except these 2 rooms. Oh except this. There were FIVE pieces of chalk in the corner of my front porch.

My 13 year old DS has some papers sticking out under his dresser and a couple of things in a corner. The cat had apparently knocked over a speaker in there as well.

My girls room had a box in it and the cabinet that we use as a night stand in there was OPEN and messy (umm sorry maybe you could close the door???) and there were a handful of papers that fell off their desk.

oh ooops there was also a SOCK under my husbands night stand.

Seriously! She took pictures and emailed them to me to show that my house was so filthy that it was unshowable.

I am SO mad!!

I mean really, everything else was perfect! I had even hired someone to clean and change the cat litter while we were out of town! Just to make sure that the house was perfect.

:scared1: Oh my gosh!! I've never heard of a realtor doing that!! I would be shocked and mad, too!

We are living on the opposite coast from our house that's for sale, so there is no way we can check on it's cleanliness. Most of the rooms in the house are empty, but we've left a bare minimum in some rooms in case we go back to stay for any length of time. Our realtor is very good about checking on the house before showing it. She's dusted countertops and swept the floors, and i know she would do whatever we asked of her. Really, she wants to sell the house as much as we do.

Binny I would definitely fire your realtor. I would think if those minor things bothered her that badly she could have fixed them herself and just showed the house. You had a good opportunity missed. :sad2:
 
Geesh binny! Refusing to show your house is certainly grounds for firing her.

If she is that negative about your house she is not the realtor for you.

Well I have another showing tomorrow. That makes 3 showings since Friday. Maybe things are starting to look up guys.

We are getting ready to list our's (I think). We are wanting to get something that fits our family better right now, but are still really deciding if we want to move. I thought though that if you had a contract on your house that was contingent on the buyer selling their house that if another contract came along where the buyer didn't need to sell their house that was make it take presidence over the first contract? Is that not how it works?

I'm not sure if I'm saying that right, but we are thinking of making an offer on a house, but we would definately have to sell our house before we could finalize it. I thought that if we worked out a deal, it would be contingent on us selling our house and that if someone came along and could buy it right then that we would just lose out on getting that house.

it depends on how the contract is written up on a contingent purchase.

we sold our former home with a contingency clause and we had a fixed number of days in which the buyer had to provide to us proof that they had accepted a NON contingent offer from a preapproved/prequalified buyer that would close within so many days of their acceptance. we also had pre-set numbers of days wherein their buyer had to complete any inspections (did'nt want their buyer to drag things out that would drag our sale out). we contractualy could still show our house but honestly, most realtors in our area would pass on showing homes that were coded "contingent" in the mls because they figured there were enough totaly available homes that their buyers did'nt need to hassle with trying to buy a home out from someone else. if another buyer had seen it and made a non contingent offer we would have had to present it to our existing contingent buyers and given them I think 48 hours to remove (and provide proof they qualified financialy to) all contingencies to their contract (so if we accepted say $30,000 less on a contingent offer than what we had listed at then another non contingent buyer came in and offered us only $10,000 less than what we had listed it at, our contingent buyers would have had the right to drop their contingencies and still get the house at the price they had originaly negotiated it for).

Yes, however this early in the season a seller will probably reject a contingent offer.

Because once it is under contract, the realtors tend to not show it.

I am in new construction and the model home next to us sold and they are selling 9 lots a month right now. So hopefully things pick up for you folks.
 
Most sellers right now are not even looking at contigient offers. It is just not a good idea because of the lenghth of time it is taking people to sell their homes.

We just don't want to have to deal with "contingent" offers on any level.
And in our area , our realtors would also pass on showing homes that are
coded "contingent". also ,, What if their home takes a year or more to sell , thats not uncommon in these times. The whole thing could turn into a real nightmare. And we did have this happen once. It tied
us up for months and months. :mad:


i hear ya. another problem people can run into these days is they agree to sell theirs contingent and then it gets drawn out for months so that when their buyer finaly manages to get a buyer of their own and there seems to be a light at the end of the tunnel-the contingent buyer's mortgage company does an appraisal on the home, it ends up having gone down in value and so the original seller is stuck with either renegotiating for a lower selling price or having to back out of the contract and start the process all over again:scared: OR the previously pre-qualified buyer now finds that lending practices have tightened up and they no longer qualify to buy that home.

we almost had an issue like this with our buyers-they got prequalified based on the premise that they would sell their home, pay off that note and come up with a certain amount for the downpayment. what they did'nt think of (and the lender they went to was'nt aware of) was they had a pre-payment penalty attached to their existing mortgage so when their house was just about to close and the escrow agent called to get the final payoff it was over $10,000 more than they had estimated. they ended up scrambling in the last few days to figure out a way to make up for the shortfall.
