Is Renting Safe & Easy?

Hi, Everybody! As of last week, I purchased a resale at BCV. My deposit has already been paid and I expect to close no later than mid-October.

Since we purchased more points than we may need right now, I'm considering renting anty excess points on the appropriate forum on this site. But since I'm new at this, I have a couple of questions:

First, is it difficult to find a responsible buyer from this site. (I would rent at $10 per point and would give the buyer their choice of which resort they want and what days they would like). What are my chances of always finding a buyer under these conditions?

Second, how do I protect myself in the event the buyer damages the room or its contents - who would be responsible for paying any damages? How can I protect myself in cases where I'm renting points to people I don't really know on this internet forum?

Thanks for your help - I would really appreciate any advise or experiences anyone would be kind enough to tell me about.

The best way is to protect yourself with a written contract. I'm currently renting points and have a contract I drafted up with help of various sites. If you're interested in getting a copy, e-mail me. there is a degree of trust needed, but with a contract, it does keep the stress level to a low level!!
 
I would think "transferring" points would be easier and less to deal with than renting to a non-DVCer.
 
Technically, you would be responsible for any damages. But you could specific repayment by the person using your points in a contract.

Depending on where your points are at, the rentee could only make reservations 11 months out from your home resort and 7 months out at non-home resorts.

You may find it easier to rent your points to persons you know personally and/or local to you.
 

When have rented in the past I have a simple contract that I use. I require half payment when the contract is executed and the balance when I send the renter the confirmation letter with their name on it. The lease I use indicates the renters are responsible for any damage.

I have also transferred points to other DVC members using paypal for payment of the points.

With the cost of DVC going up and the rack rates increasing the next time I need to rent I will be asking $12 per point. This is still a good deal for the renter.
