Interesting comment from DVC Guide regarding "Buy Where You Want to Stay"

Attended the Member Update yesterday at SSR. Afterwards, they invited us to tour the SSR models if we hadn't seen them yet. I walked over with another couple, and as we entered the studio side of the 2BR unit, a guide was explaining DVC to some interested people who were not members. He was telling them about the point system, and that OKW had the lowest points per room and the largest rooms of any DVC, so the thing to do was book at SSR at 11 months out, especially for Holidays, then switch to OKW exactly at 7 months to save your points to bank into the next year. He said he didn't know why more people hadn't thought of it! Gosh, shouldn't he be pushing SSR? Of course, he told them that SSR was the only resort available to purchase, but they could still stay at OKW. Interesting, that I had just visited with my guide that morning, and she told me that there is an available inventory of points at OKW. The couple I walked over with, also were members at SSR and had never stayed there, only OKW. It's so funny to think about the bashing that comes and goes (with each resort), but that guide was definitely using the lure of OKW to sell those SSR points!

On another note, the model rooms were lovely. The resort itself, however, really is massive, and even with the great incentives, it's just too big for me. Not meant to offend anyone!
 
I could be wrong, but I think the points for the other DVC resorts are for sale to existing DVC members. They are points that DVC has purchased back through ROFR.

My sister purchased a contract at BCV last year and she was not a member. :sunny:
 
Maybe they had expressed interest in OKW and he was pushing SSR and then telling them this was a way to buy at SSR but book into OKW??

Actually, you can buy at any DVC resort -- either from Disney direct, or via resale, and whether or not you are already a member. The only difference is, if you are not already a member, you have to buy a contract of a minimum of 150 points.

Now, the guides will sometimes lead you to believe otherwise...but the prudent consumer will come here to the DIS and find out better. The guides obviously have a financial incentive to sell SSR, and the "buy here, stay elsewhere" theme is one of the tactics they sometimes use.

I agree and think a lot of timeshares sell this way. When we toured, buying anywhere else on property wasn't even spoken about. But trading any where on property certainly was.

That is exactly our situation. I wanted to buy into DVC but I wasn't really thrilled about owning at SSR. No offense to anyone, but I wanted to buy where I wanted to stay. I wanted OKW as we had stayed there for four of our previous trips, but thought it was sold out until I found out differently due to the postings of some of you wonderful DISsers. My husband and I just bought a 230 point OKW contract from DVC a couple months ago and will be enjoying our first trip to OKW as DVCers this December.

I knew anyone could buy resale, but I wasn't sure about other resort sales since they were actively selling SSR and have stated that the others are sold out. I was wrong, though!

Our guide made sure to tell us "buy where you want to stay," which is what we did when we bought BCV!
 
I just purchased 150@VWL directly from Disney. I was not an existing DVC member and even though the SSR incentive is attractive, I told my guide I wanted VWL and they had plenty of points in their inventory.
I did have to purchase 150 points as already stated.
It makes me wonder if that's why they sometimes use the ROFR when their inventory runs low on a certain DVC resort. He said they had points at almost or all of them. :)
 
I inquiried about DVC back in March of 04, but since we just came back I wasn't going to jump into it. In Oct of 05 I called my guide and said that I was not thrilled with the location of SSR and really wanted to buy into DVC but since I stayed at the ClubHouse Villas (no currently SSR)many times, I didn't like the location as well as the others. She didn't hestitate for a second and said " I have points at the BWV". I couldn't believe it. When I weighed the pro's and con's about each resort, she just kept telling me - the BWV are the right choice for you!!

And she was right!! I am so glad that I had the option!
 
I currently own 210 pts at Old Key West. How do you go about buying 25, 50 or 100 pts. somewhere else through Disney? How much per point? Will I get the same use year then?

Just contact your guide and let him/her know the resort and number of points you wish to add. The new contract will have the same Use Year and will be included as a subcontract of your original. Price thru Disney is still $95 per point (I think).

Sounds like the salesman was not pushing OKW as a better resort, but as a way to get more vacations for your points. If that was his tactic, I'm sure he'd also push the extra contract years for purchasing at SSR.

We attended a sales presentation a year before we actually bought a contract, and I am pretty sure our salesman mentioned that we could purchase contracts at other resorts.

I'm curious, how much (if any) resistance did you get from your guide about buying at a location other than SSR? It seems that they really want people to buy at SSR, and I was wondering what kind of reaction people get when they say "No, I really would rather buy at -"
 
The first DVC we bought was HH. We have never stayed there and had always used those points at the 7 month window for WDW resorts and never had a problem. We bought SSR a few years ago. We are however finally going to HH. We leave on Sunday!!! :beach: Can't wait to relax.

MAJOR resistance here. We purchased SSR, two days later called and said we had thought long and hard about it and did not want to have SSR be our home resort and that we wanted to look into buying at a different resort. We got a lot of hard sell and misinformation from our guide on doing this. He will not take no for an answer and keeps telling us he will call us back in a few days "after we have had a chance to think about what he has told us".

We got our contracts from DVC today. Frustrated with the back and forth with our guide I called Quality Assurance (the folks you normally call to go over your contracts before signing them and sending them back). The person there I have spoken with has been very helpful, has given us some honest answers and said that yes, we can indeed buy at another resort if we want to.

What we have decided to do to was put in a purchase contract for BWV thru The Timeshare Store and we mailed off our deposit today. Hopefully it will pass ROFR. The number of points is 1/2 what we were getting at SSR. Now we are deciding if we want to reduce the SSR points thru DVC or just cancel all together. Our guide told us we have until the 9th to decide. Quality Assurance told me no, I am not techincally in contract yet (as we have not signed the paperwork yet and only gave them a deposit after the tour) and my 10 days has not even started yet.

To be honest if it was not for a love of Disney (and some good advice I got here and another DVC board) the experience with my guide had the potential to turn me off to purchasing all together.

Call and speak to Manager and request that you be assigned another guide. Even if you choose to just go the resale route you will most likely keep the same guide, at least that was my experience. There have been alot of posts regarding very good guides, so there is no reason to be stuck with someone you are not comfortable with.

I just bought BWV's from my guide directly from Disney. I didn't have any resistance at all. I called him and asked him what Inventory he had and he told me, I paid my deposit over the phone. The whole process took 10-15 minutes. He mailed me all the paperwork. I asked him about the tickets that they were offering and he said that was only on SS and I told him I didn't want SS. That was the only time it was mentioned.

I agree with this. Call a manager, and when they ask why you want to switch, tell them your guide repeatedly lied to you and drove you away from buying direct to resale. There's no excuse for that behavior, and you're a lot better off with TTS than you would be with that guide.

On the contract, you have no contract until you sign the document. Under Florida law, you have 10 days after signing to recind your agreement (called the "recision" period). That's not a Disney rule; it's state law here. I believe Disney extends that period to 15 days.
