If you bought resale, did you pay asking price?

We paid $5.00 less per point then the asking price. We just closed in September our contract is 170 points with 66 banked from 07, original asking price was $85.00 per point.
 
Our 100 pt BWV contract had an asking price of $87/pt, we paid $82. It came with 31 banked 2007 pts and all 2008 pts. We reimbursed 08 maint fees and split closing.
 
I paid less then asking price. I paid 89/ pt for my BCV, and I think the asking price was 94/ pt. (it was a bigger contract, 270 pts). My broker went over all the pros and cons of price per point, MF's, closing costs, and came up with several scenarios for our offer. I really think a great broker is essential for the first time buyer, they will go over the criteria of what they think will or will not pass ROFR.

I highly recommend Jaki and ****, that is who I used, and I know that many other disboarders will tell you that 'timeshare store' (this boards sponsor) is also a very good broker. I very much liked the personal attention I got from **** though, emails were always answered immediately, and he phoned several times to go over details, and to make sure he understood exactly what we wanted.

A good broker can really guide you through the process. I think also, as mentioned by a pp, that the size of the contract really dictates how negotiable the contract is. A small contract has very little room for movement, and you can see that some of the really big contracts listed on resell sites are often less then the going rate. When you inquire about them, the broker will tell you, yes the seller will accept the price, but Disney probably wont!

Edited to add: I just looked on the Timeshare Store listing, and there is a stripped BWV contract for 300 pts listed for 65/ per point. I mean, honestly, does that even have a hope in heck to pass rofr? I think not!
 

For example, There is a Vero contract listed at $65/ point that has been listed on TTS since 9/04/08. I think most people, knowing that the contract has been listed for that long of a time, would not be in a hurry to offer the asking price.
 
My first resale contract I didn't negotiate and Disney ended up using ROFR. My second try I offered $5 less per point as that seemed to be a fair offer and it just passed ROFR. Go figure! There were lots of banked points with the first contract so that may have had something to do with Disney's ROFR. The contract that just passed:

BWV, 250 pts, Dec UY, 217 Pts still open from 08, 9 pts from 07, paid $80 per point. Seller paid 2008 dues and we'll take it from 09.

We paid the asking price, but did a lot of research on what the going price was. We paid $77/pt for SSR 200 pts. We got 98 banked 07, all of 08 and 09 points and the seller paid 08 dues. I thought it was a good price compared to what was listed at the time and it fit what I wanted to pay. A wonderful lady sent me a spreadsheet thru a PM that was very helpful for making the decision to buy. We closed last week are are waiting to get into the system so we can book our first trip home!!:woohoo: :woohoo:
 
I paid asking price. It was a full point loaded contract. I compared what was out there. The price was good so I took it. There are enough resales for anyone's taste.

I also did a lot of research and found a contract that I thought was a good deal but also would pass. Next time however I think I would try to have the seller pay the closing costs. It sounds like a lot of people selling are willing to do that.
 
I made an offer slightly under asking price, and the seller took my offer. It certainly seems to be a buyers market these days. It appears as though there is a larger spread now between a seller's asking price and what the will actually take. Of course, every transaction is independent of all others. The next 3 to 6 months will probably be a great time to buy resale!
 
I paid asking price. I got full points current and future. $87 seemed to be a good deal for a small contract at BWV...and I wanted BWV.
