If we take the $10 SSR credit, what about dues?

If we add on at SSR and take the $10 credit that has been rumored to be the offer OR take the "free" pts will we have to pay maint. fees on either of these?

This may sound like a stupid question but the pts wouldn't belong to this year so we wouldn't have to pay dues, right?

Or am I missing something?

Unless there are changes, you should pay the fees for the rest of the year as DVC charges fees on a calendar year basis. If you sign your papers on 1 July, you will pay 50% of that years fees. This should not change if you use MB or take the extra points.

If you purchase SSR next week, you will get no points until May, 2004 when the resort actually opens. I would expect the maintenance fees to be prorated from that date.

If you opt for a credit (NOT the same as MB), there will be no extra fees.

If you choose to accept "extra" points there may be some maintenance fee, but since they are supposedly to be used before April 1, 2004- I wouldn't be surprised to see no extra fees (just as there were none for the bonus stays offered with BCV presales).

I'm certain the answers to questions like this will be answered as soon as presales actually begin next week.

You're not really buying until some time in the future, you are just agreeing to buy. You'll likely have closing next May and in this case pay dues EITHER from the date of closing if you get points that are already good OR from the date you get your points, whichever is earlier. That means you could back out any time if you find something else resale or just change your mind.

What if we have an April use year? Do we still get pts April 1, 2004? Technically, the resort won't be open. Can they still give us our pts?

As long as we are in 2004, is that all that matters?

If the resort isn't open, I don't think they can give you the points. I'm not sure how they will handle add-ons for Use Years prior to May.

Nope! If you have an April Use Year, you won't get points until April, 2005 (unless the resort opens earlier than suggested). No points will be available until after May, 2005. I don't see how they can change the opening date to provide any points before May, 2005 without actually opening the resort.

We did a presale at HH in March, 1995 (the resort didn't open until March, 1996). We had a June Use Year and had no points until June, 1996- even though the resort opened in March.

There are no prior year points for a resort that has not opened. At that time there was no MB either and we didn't have to pay any maintenance fees until June, 1996 (they were prorated as of that date- even though we paid our deposit in March, 1995).

Going by the BCV presale, it depends on your use year. If I'm not mistaken, those that bought presale there got points for 2002 no matter what their use year. I believe the earliest one could buy and get ponts was a Feb use year but closing wasn't until June. If you did an add on, you got your use year for 2002 and didn't get points until the start of the use year if it was August or later. For Feb, March, April and June, you got points right away at closing. We had the same discussion then about where did the points without units come from.

I just talked to my guide and he said that we will still get pts in April but they will not be "useable" or "valid" until SSR opens.

I also asked my guide if you can buy before 8/3 and he said no.

I would love an add-on, but not sure I was going to do 150 points, but the $10 incentive is mighty attractive to me. I already own at OKW and BCV. Unlike a lot of people that are not crazy about the location, I think I would love it. We spend a lot of time at DTD and we almost always have our own transportation, so being that close to DTD would be great for us. Hubby would enjoy being right at the golf course. He can golf, I can go shop, hit the spa or whatever. I cannot wait to see the models when we go end of August.

I am wondering if we buy now, what we pay now. just downpayment to hold the points and then the rest at closing. My other 2 purchases were not done before the resorts opened, so I am not sure.

I was wondering the same thing about when all of the money is due. If we add-on now, do we just call when sales open up and make the $500 deposit and everything else is due at closing?

Maybe someone here knows.

We are also thinking of a 150 pt add-on.

We like the fact that the golf course is right there, the spa and the grand villas.

It also looks like they are going to have a pretty nice pool.
