I have the absolute WORST timing... We decided we finally would try and do an add on at BCV,and I called my guide on Sunday to see what was out there...he told me we had to call daily and check the inventory and that he could not take a credit card just in case the points showed up..which I believe has not been the case with all of the guides recently...hmm.....
Anyway, after to speaking with him, I thought I should try resale as well and spoke with Jason at the TTS...told him what I wanted,and low and behold, he called me with what I wanted on Tuesday!! I couldn't believe it and bought the contract within the hour of Jason's call...not a super low price, no points left for this year and a few taken from next year, but overall good for us...the VERY NEXT MORNING........Disney changes their pricing structure and policy on waitlisting.....My contract is probably DOOMED to go to Disney and not pass ROFR!!!!
The paperwork should go to Disney in the morning, and Jason tells me it will be 17 days before we hear.....it will be a LONG 17 days!!!!

If the paperwork hasn't yet gone to Disney, why not stop the presses (so to speak) and make a higher offer (which the seller is bound to accept), thus increasing the likelihood that it will pass ROFR?

If I wanted it badly enough, and still below DVD's re-sale price of $89/point, that's what I'd do!

Well...don't feel too bad about your timing. We decided to add on about a month ago, and to give DVC a try this time (our original purchase was via resale). My guide is wonderful, and has been trying everyday, but nothing has come through....then, yesterday I get a call that the price has gone up, and since there is no "official" waitlist, there is no "grandfathering" in!! Oh...if only those points had come through already!!!

Oh well, we're trying to add-on 100 points...I keep telling myself that $500 isn't a big deal in the big picture...it's just that feeling of not getting such a great deal!!!

Anyway, he says we are "number 1" on the official waitlist for VWL Sept. UY...I have a feeling we will get them pretty soon if DVC is truly "scooping up" properties as they seem to be. I wish we had some sort of idea how many were getting thru as opposed to how many are being bought by DVC. I feel badly thinking that I may get someone's points on the board whose contract did not go thru...but, if not me, it would be the next person on the list!!

It'll be real interesting for the next few weeks, that's for sure!!!

Don't panic! DVC isn't going to buy back every resale out there. As mentioned previously, if the price per point is reasonable and you are paying the closing costs, you shouldn't have a problem. Especially since some of next years points have already been used. And, it could take less than 17 days...so just hang in there. :D

Do they look at who is paying closing costs, etc? I once bought some points at about $5 below what DVC was allowing to go through ($55/pt at VB when DVC was buying anything below $60, if memory serves) by having seller pay closing costs and maintenance fees for banked points).

Hints suggest they do look at it but not as hard as the actual price per point. VB has tradtitionally been $5-10 pp less than the rest and sometimes more.
 
belle3 - I know exactly what you mean!!! We've been looking for a BWV resale for about 2 weeks, when the perfect one came on the market this past Tuesday (just like you). We're also dealing with Jason at TTS, and I believe we were submitted to Disney yesterday. I also feel like this is horrible timing, and our offer was $71.50 per point with us paying closing. There were very few 04 points left, with all of 05 coming, this contract has an April use year. I hope it will pass, but I'm also on the list with Disney just in case it doesn't. If it falls through, I'll be upset, but keep looking and next time offer more$$$. I even called Jason right after I got off the phone with my guide on Wed with the new policies and even asked him if we could counter-offer ROFR if Disney acted. He told me that EVERYTIME he's seen a contract ROFR'ed he's NEVER had a seller accept a counteroffer. So, we'll see what happens, and I'll be right there with you on pins and needles..... Maybe we should start a support group..... Those of us who got screwed by DVC's new policy and point increase....

Beca, our misfortunate could turn into your good luck -- we are currently waiting for ROFR on a VWL contract, September use year, all 370 points available from 2003 and all 2004 points coming in Sept. We only paid $71.xx plus closing and this year's maintenance. To say we're a little nervous is an understatement. Worse case, is that we'll keep our 2 BWL contracts rather than trying to sell one of those if we were to get the VWL contract.

I think it would have been a great gesture on Disney's part to allow any contracts that were in the ROFR process pass (if reasonable, of course). Unfrotunately, it sounds like they are going to be pulling the rug from under a lot of people!!

RuthnPaul...I have to admit that I thought about you when I was reading these boards. Here's hoping your contract goes through smoothly!!!!

You got a really great contract...but, I am not sure DVC really cares about the banked points. I asked my guide (a while back) if they bought a contract back that had banked points, would those points be passed onto the buyer for an additional fee? He said, "No"...and implied that a contract with "banked" points would be stripped of those points before it goes out. I am not sure what they do with those points (add them to "stripped" contracts, rent out the inventory, or what). I know I am not explaining very well...but, he was SO unconcerned about a contract coming in with banked points, or not...that I was DEFINITELY left with the impression that DVC did not consider them such a "find" as we do! To him, it was just a contract that had to be "altered" before it could be sold.

I don't know...this is SUCH a new territory for everyone!! I don't think it was fair for DVC to raise the prices immediately. I think people currently in ROFR should be allowed to continue (unless DVC would've bought the contract anyway), and I think those of us who had already given DVC credit card info should've been "grandfathered" in at that price...but, that is just me.

Here's my suggestion for your case. If a seller is posting their membership on a 30 day ebay auction, they cannot be in too much of a hurry to sell it. They have not used their points for a year, and knowing this would happen...they banked them...and STILL kept their membership. It looks to me like you found someone who is selling NOT for financial reasons, but because they simply do not use their points. They are probably not in a big hurry. That could be to your advantage. I would contact them NOW (if you haven't already done so), and explain the new pricing policy to them. Let them know that you would like the chance to counter if DVC decides to "buy back". Explain how this would get them more money (as DVC would only pay the current bid, not the new, higher bid). You may find that you are in a GREAT position with the seller to offer counters....

This is misleading. One of the resons counteroffers on ROFR usually don't happen. If the seller decides to reject Disney's ROFR and accept a counter offer, that new deal has to be resubmitted to Disney for ROFR all over again, thus delaying the process again, with an uncertainity of the outcome again. If ROFR is done by Disney, the seller gets to close in a matter of days and gets their money within a week. Even when ROFR is passed on, it usually take a few weeks for closing to occur and if you are dealing with a counteroffer, you could be delaying receiving money for at least a month, maybe more. For just a few hundred dollars? I don't think so, though I have told my broker that we would be interested in a counter offer, he told me that the sellers usually reject those offers, since they can get their money quicky and usually won't wait another month or so for a few hundred bucks.

I suggested this to RuthnPaul because their seller didn't seem to be in such a hurry due to the length of the ebay listing through which she purchased it. I agree with every point you make. My original purchase was through TTS, and the broker there told me the same thing that you were told as well. But, then I started thinking...the broker gets their money no matter what, and 10% of a few hundred bucks is NOT worth the BROKER waiting another 30 days, so maybe we are all being mis-led in that fact.

When I was purchasing my original contract, Calypso-a-go-go was buying one as well. DVC tried to buy his contract back, but he got wise to it early, and countered. His buyer was "thrilled" to wait longer and get more money. It just got me started thinking...it's a LOT more work for an agent for very little return. I think more owners might be willing to wait than we are thinking.

Beca, thanks for all your kind thoughts and suggestions! I feel very much like you do in regards to Disney implementing this change with no consideration to those people who had purchased resales and were waiting on ROFR. The least they could have done is to announce a future date, even if it's just a few weeks out, that prices from that point forward would increase.

The sellers of the VWL contract live in South America (Argentina, I believe) which explains, to a large degree, why all these points are available! However, the sellers were using a Re-Max relator in Orlando and it was the relator who sold the propery on e-Bay. Suppose we can get in touch with their office if we're interested in trying to raise our offer although there seems to be a lot of different opinions on this board whether that works or not! I know you and others are willing to pay $89 pp directly through Disney; if we took that route, it certainly would be for a far lesser amiount than 370 points!

Worse case is that we still have our 2 BWV contracts, which isn't too bad of a situation to be in!! I have a feeling you will hear from Disney if points become available for you to purchase before I hear that we didn't pass ROFR. Keep me posted! Good luck!!
