I've purchased 3 contracts through GMAC and have never paid closing costs, and only paid the GMAC fee ($195) on one contract (it was absolutely loaded with points).

With that said, smaller contracts go for a higher premium, and others will be willing to pay it. So, you may not find a seller willing to negotiate. If you start looking at bigger contracts (say above 100 points), talk to any broker and tell them what you're willing to pay. Be careful, as it still has to make it past ROFR, and closing costs and maintenance fees factor into that overall price per point.

Good point. OP you can propose that the seller pay or split closing costs &/or other fees when you make your offer on contract, also you may find this thread an interesting read re GMAC particularly posts #1 and #3 and post #17. Best wishes & hope you find contract that's just right real soon.

Well you guys have convinced me. I just started the process to purchase a small 25 pt contract for OKW this morning and I am super excited about it and can't wait to close. Then I will do add ons as needed.
