I really want to purchase DVC but the 160 pt min with disney seems like more than I would ever need. I always travel to Disney in Sept or Jan and the points charts show those to be the least points expensive times to go. So my bright idea was to purchase a resale contract..or a few resale contracts until I get to the points that works for me. For instance I was thinking about buying a 50pt or a 25 pt and then adding another 25pt or 50 pt one if I find that I need it. What are the advantages/disadvantages of buying resale vs. buying disney. Is it hard to combine points that you purchase like this, or do they all go into a points bank under your name? I have been a DVC owner since July 2007. I recently purchased a resale from Jaki at www.**********.com and it was an excellent experience. In the future, I will always purchase resale. Why? There is no point minimum and it saves a lot of money. The whole process took about 5 weeks. That was making an offer, waiting for Disney's Right of First Refusal, waiting for the points to be placed into my DVC account, and signing the paperwork. I just purchased a 160 point Saratoga Springs contract for $65 a point. Disney's price is $112 a point so I saved $7,520 by purchasing a resale. My resale had all of the 160 points from last year and all the 160 points for next year available. I now have 4 separate DVC contracts and they all are under one name so you can combine all contracts together.

if you do this then try to get the same use year for all your contracts it will simply things
 

We bought a 100 point resale at BWV.

If you want to travel in studios during adventure season, i100 pts really is more than enough.

However, we've found that the more we go...the more we want to go. We bought APs on our last trip and are now considering an add on at BLT.

Also, make sure you find a UY just prior to when you wish to visit. It would also be great if you had some flexibility in your job schedule.

With 25 points, you could easily lose 2 years worth of points because you planned a trip with banked points late in your use year and then had a family emergency.

I really think 50 points is a good amount of points to get your feet wet.

As for resales -- you can buy fewer points, and for less money per point. It takes longer (2 months) than from Disney and you have to deal with ROFR.

ROFR - Disney has Right Of First Refusal. This means that any resale deal has to be sent through Disney for their approval. If the deal is too good to be true, Disney may choose to buy the points from the seller.

Disney has not ROFR'd a lot lately due to the bad economy, but if you found a seller willing to part with SSR points for $50/pt. then you might get ROFR'd.

The sponsor of the DVC DIS boards are reputable. We used DVCbyresale.com and was very happy. There are others as well.

If you want your points immediately, want to purchase BLT, need easy financing, or feel more comfortable purchasing from the mouse than a faceless online company, then straight from Disney is for you. Of course, the minimum is 160 points.
 
I bought 50pts at OKW resale thru GMAC last year and I could not be any happier :cool1:. I could not afford to buy in directly from disney and financing it was not an option for me. I would say the down falls of buying resale is the waiting, waiting for the offer to be accepted, waiting for it to pass thru Disney for Right of First Refusal and then waiting for the close. But like Chic said it only takes about 5 weeks. Some do take longer but the majority I think are about that time frame. Also getting the right use year if you need a particular use year because this is something that cannot be changed.

Buying thru DVC you close almost right away and pay a lot more money. Here's a link to a thread I starting showing how my first vacation is going to pay for my initial investment.

Of course be aware of addonitis, it really does exist. I'm hoping after our vacation in Oct that DH will want to add on another 50 pts. Wish me luck!

Good luck with your decision. My advice buy at least 50 pts resale at the resort you think you want to stay at the most because then you'll have the 11 month booking advantage at that resort. Check out the sponsor of this site as well as the others listed in these posts. There are a lot of small contracts out there for resale. Hopefully we'll be welcoming you as a DVC Member soon!!!

ETA: OOPS forgot to address your last question. As long as you add on at the same resort with the same use year (you can use a different use year but it just makes it harder to keep track of banking deadlines and when you can use the points) you can combine the points at the 11 month mark to book at your home resort. If you buy at a different resort you can combine them at the 7 month mark for booking.
 
Let me clarify the different contracts though. Each resale purchased becomes it's own master contract. The only way to combine those points is to transfer in or out of them to another. It makes no difference if they're in the same name, it's all about master contract. For example, contract 1 has 100 points and you need 125, then you could transfer point to contract 1 from contract 2. However, you are only allowed 1 transfer either in or out per year per master contract. As long as you're smart about your transfers that works. If you already made a transfer and need say 34 pts for a night and only have 32 then you couldn't transfer again and would need to make that night's reservation with another contract. Some people find that difficult to keep track of. Personally, we have 2 master contracts and don't have a problem, but create a spreadsheet for yourself to track it so simplify things.

Your UY is the month in the year that you get your allotment every year.

For instance, if you have 100 pts. w/a Feb. UY...

You will receive 100 points in Feb. '10; 100 points in Feb. 11; 100 points in Feb. '12.

So...let's say you have 100 points coming in Feb. '10...You can now make reservations for Feb. or Mar. '10. You can also borrow those '10 points to be used in '09.

With a Feb. UY you would have until 4 months before your use year ends to bank your points into '11.

With that said...since you have to bank your points 4 months before the end of the UY, and we can't all just get to Orlando at the spur of the moment, and you also have to make reservations...its better to have a UY just prior to when you normally travel.

This is not necessarily true. If you buy resale, and it's titled EXACTLY the same way, with the same UY (buy does not need to be the same home resort), and you let Disney know before they process it, they can put it in as an add-on, and you can combine points. This worked for me. But you CANNOT change it later, once they've entered it in the system as a new master contract.

maburke, I didn't know that! We purchased a resale along with our master contract. Wish I'd known that then! Well, at least I do now. How do you go about it? At what point do you contact Disney and which department does that fall under?

This is exactly what I did. I didn't think I'd need 160, so I bought a 25 point OKW resale to get into the system. To me the big disadvantage was closing costs and admin fees with this (I used GMAC). Then when VGC came out I was able to do an add on with Disney (no closing costs). I think it worked very well, and I still don't have the 160. Sure, I'd love to have more points but taking into consideration the yearly MF the amount I have is fine to do quite alot of Disney but not saddle myself with big yearly fees. Oh..the biggest disadvantage with the whole scenario was that since I was never a 'new' member I never got a tote bag. ;)
 
Is Gmac a reseller, financing, or both? I'd like to buy resale but I'm not sure about financing.

GMAC is one of the many resale brokers out there. I do not know if they offer financing or not.

I used TSS and they were very good as well. But there are a few others that are popular with members so I think you have a lot of options.
 
GMAC tends to run quite a bit higher than many other resale brokers with their closing/costs fees (they charge around $175 for some sort of "administrative fee" that other brokers do not charge) so be sure to ask GMAC exactly what ALL costs will be that you will be expected to pay on a contract purchase and find that out as well from any other resale broker that you may decided to deal with.

I've purchased 3 contracts through GMAC and have never paid closing costs, and only paid the GMAC fee ($195) on one contract (it was absolutely loaded with points).

With that said, smaller contracts go for a higher premium, and others will be willing to pay it. So, you may not find a seller willing to negotiate. If you start looking at bigger contracts (say above 100 points), talk to any broker and tell them what you're willing to pay. Be careful, as it still has to make it past ROFR, and closing costs and maintenance fees factor into that overall price per point.
